They are a horrible agency who are in cahoots with a terrible landlord Mr Nimesh Patel. They knowingly rented us a property with bed bugs, and when we moved out they rented it again to another set of unbeknown tenants. We tried to have them pay for fumigation but they had written a clause in saying this was the tenant's responsibility: "if the pest was there before or during the tenancy...". My legal advice instructed me that this is an 'unreasonable and unfair' clause (to be responsible for things that happened before the contract) and I could take them to court over it under trading standards laws (only nobody has the time or money to do that). The agency have a totally bias relationship to Mr Patel as the agency are also the 'management company' for the property meaning that this agency does not have any interest in helping the tenant to maintain the property and so saving themselves a tidy sum. Do not use Albert Hall Estates. And do not rent to a landlord called Mr Nimesh Patel or Mr Nicky Patel. They also took all of our deposit and even tried to charge us more as a tactic for us to give up on getting our deposit back.
What agent could do to change your mind?
Support the tenant's interests. Act as a neutral party and not be the 'management company' as well. This idea of Albert Hall Estates being the management company changed from time to time depending on their tactics.
