The experience with Ascend had been great for a while (what I mean by that is that I saw the property, I provided all the info required and I signed the contract, the payments had been done monthly thus, as far as I always paid on time my rent and had no other problems with the flat, I could not have more than an overall neutral experience with the agency).

However, the most disappointing part was at the end of the tenancy which left me with a bitter taste. They subtracted a huge fee from my deposit ( more precisely 100 pounds for cleaning the microwave and the washing machine- I must say that I lived abroad for a few months and I came particularly for cleaning the flat which was spotless and far better than the way it looked when I received it.) There was no real reason to justify any money they wanted to get from me so they though that the washing machine and the microwave were not "clean enough".

I sent the pictures to prove that I left the items the same way I received them and they didn't care, they still subtracted the money from my deposit. I asked for a receipt because what cleaning company is asking 100 pounds to clean the washing machine and the microwave...( I have to mention that this was not my first rental and when I lived in a 2 bedroom house, I agreed with the agency to pay for a person to clean the place before leaving and it took me 80 pounds for cleaning the entire house and the garden so again it makes the 100 pounds asked even more unrealistic) and they sent me a receipt from a shady cleaning company (I called that company several times and I received no answer, I emailed and again, no answer).

What I mean by all this is that no matter you do and how much you clean and even with proof, they will literally try to "steal" some money from you which is entirely disappointing.

I would not recommend it, I rented different flats with different agencies and I always left the flats very clean and never got any subtractions from the deposit so this is by far the most disappointing experience I have with an agency and it's not only my case as the previous tenant confirms the same issues and he got subtracted 400 pounds from his deposit.

3nd November: window finally repaired, but Ascend are now deliberately witholding authorisation to locksmiths to repair balcony door. To add insult to injury scaffolding has now been put outside my window, for roof repairs, allowing anybody access to balcony, and ease of entry through broken door. Willful negligence on Ascends part, knowingly putting my safety and security in increased danger. They also do not now respond to any emails or contact. Utter disgrace ...

Tenant Fees

Current Tenancies & Company lets Signed Before 1st June 2019

Renewal fee: £180

Company let application Fees: £300

New Assured Shorthold Tenancies (ASTs) Signed On or After 1st June 2019

Holding Deposit (per tenancy)

One Week’s rent. This is to reserve a property and will be offset against 1st months Rental. Please note: This will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and/or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).

Security Deposit (per tenancy. Rent under £50,000 per year)

Five weeks’ rent. This covers damages or defaults on the part of the tenant during the tenancy.

Unpaid Rent

Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.

Lost Key(s) or other Security Device(s)

Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour (inc. VAT) for the time taken replacing lost key(s) or other security device(s).

Variation of Contract (Tenant’s Request)

£50 (inc. VAT) per agreed variation. To cover the costs associated with taking landlord’s instructions as well as the preparation and execution of new legal documents.

Change of Sharer (Tenant’s Request)

£50 (inc. VAT) per replacement tenant or any reasonable costs incurred if higher. To cover the costs associated with taking landlord’s instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents.

Early Termination (Tenant’s Request)

Should the tenant wish to leave their contract early, they shall be liable to the landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.
