UNABLE TO UNPACK MY BELONGINGS AND CONSTANTLY IN FEAR OF BEING BROKEN INTO DUE TO THEIR NEGLIGENCE IN SIGNING OFF A DEFECTIVE PROPERTY AS ACCEPTABLE.

Moved into an apartment in Accrington two weeks ago, based on an online viewing and referencing process. Very communicative before taking payment, and pushed into signing off on what has become a misleading inventory report.

Broken balcony door with missing lock and handle, and broken window lock with no key, and no way to secure external side of property. What concerns me most is why both the window and door were signed off by the negligent inspector as acceptable, and not even checked; they even had the audacity to claim door lock was just taped up, theres not even a lock in place. Complete fabrication. Upon completing inventory report with correct feedback you are advised response from inspector within 7 days, and alas nothing; now being told I have to log these faults again. Logged faults as requested, advised will be contacted by Ascend next working day, this has also not happened.

They are doing everything they can to avoid and ignore, or even resolve the situation. Extremely frustrating two weeks in a property I cannot secure.

Fact: You were supposed to respond next working day, you didnt. Fact: you refused to confirm that I would not be liable for faults you ignored and failed to check. You had known about faults since 17th September and repeatedly ignored this, leaving me a risk of being into, you also neglected to mention the previous tenant is a wanted criminal

Thank you for your review. I am sorry that we have not provided the level of customer service to strive for. It is always disappointing to receive negative reviews.
A repair to the lock was reported one week ago. We instructed a contractor to attend, on assessment of the job, they advised they were unable to repair due to the type of door. A second contractor was instructed, who has completed repairs at the development previously, unfortunately they too were unable to complete the repair due to parts availability in the UK.
A specialised firm, with a contact to the manufacturer of the doors, which are produced overseas has now arranged to attend.
Your property manager has kept you updated daily however we do sincerely apologise that a repair was repaired so soon after you moved into the property.

Tenant Fees

Current Tenancies & Company lets Signed Before 1st June 2019

All fees include VAT:

Renewal fee: £180

Company let application Fees: £300

New Assured Shorthold Tenancies (ASTs) Signed On or After 1st June 2019

Holding Deposit (per tenancy)

One Week’s rent. This is to reserve a property and will be offset against 1st months Rental. Please note: This will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and/or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).

Security Deposit (per tenancy. Rent under £50,000 per year)

Five weeks’ rent. This covers damages or defaults on the part of the tenant during the tenancy.

Unpaid Rent

Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.

Lost Key(s) or other Security Device(s)

Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour (inc. VAT) for the time taken replacing lost key(s) or other security device(s).

Variation of Contract (Tenant’s Request)

£50 (inc. VAT) per agreed variation. To cover the costs associated with taking landlord’s instructions as well as the preparation and execution of new legal documents.

Change of Sharer (Tenant’s Request)

£50 (inc. VAT) per replacement tenant or any reasonable costs incurred if higher. To cover the costs associated with taking landlord’s instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents.

Early Termination (Tenant’s Request)

Should the tenant wish to leave their contract early, they shall be liable to the landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.
