Whilst living in Birmingham I have used multiple letting agencies such as Oakmans, Broad Court and House Hunt. These companies provided an excellent professional service which always looked after the tenants rights whilst renting.
My biggest regret was using Mulberry Lettings for my latest property. Firstly, we were pressured into signing a 12 month contract for a property due to high demand and when collecting the keys we were asked to wait 2 weeks before moving in due to a mould issue. Mulberry still expected the rent too be paid. Possessions of the previous tenants remained in the property and we were told it is our responsibility to dispose of them. After much argument they organised a handy man to simply paint over the mould but once asked to remove some possessions he refused.
In addition, no health and safety protocols were administered. For example, no boiler servicing and we did not have access to all exits from the house and were told that “the keys were lost”. PAT testing was fraudulently completed by an electrician who arrived at the wrong time and could not access the property. (Mulberry only had one key which was given to myself which further raises issues concerning safety if keys are lost etc.)
The agency did not contact us regarding renewal and having enquired with other reviewers regarding this issue this seems to be commonplace with only this agency. The agency mentions no expectation to give a months notice of leaving the property, nor does the contract which was signed. In fact, Mulberry have been taking advantage of this and charging day rent when tenants do not give a months notice. After speaking with other estate agents they confirmed the typical charge for this as no more than £50. Unfortunately, Mulberry charged £200. This disproportionately affects those from lower economic status contexts as they often cannot afford to lose their deposit money for the time it takes to appeal against deposit deductions.
The receptionist consistently failed to report issues to the agents and denied receiving any notification. The customer service skills of the agents leave much to be desired. Rude and arrogant, especially when you mention their poor reviews. (PLEASE CHECK THESE AS THEY ARE THE WORST RATED ESTATE AGENT IN SOUTH BIRMINGHAM)
Never again…save your money and be protected by going to their more established competitors.
