I moved out of a property managed by Scott Fraser. The following happened:
1. Scott Fraser gave the incorrect keys to the approved cleaner that we hired to clean the flat after check-out, so the cleaners could not access and clean the flat.
2. We received the check-out report which stated that the property was not cleaned and that this was our responsibility even though this was a result of Scott Fraser's mistake. We spoke to a letting agent who said she would sort this out.
3. The check-out report contained a list of maintenance issues, which we thoroughly responded to. It was clear that the person doing the check-out report was not comparing the state of the furniture and property with the agreed check-in report. The letting agent again confirmed that she was sorting this out.
4. When following up why we had not yet received our deposit back we were informed by another letting agent that the previous letting agent we were dealing with had left Scott Fraser.
5. We expressed concern that we had explained and resolved the cleaning and maintenance issues with the previous letting agent and now she had left. The new letting agent assured us that she was fully aware of our situation.
6. At this point, Scott Fraser was in breach of our tenancy agreement as they had 10 working days to propose deposit deductions, and more than 10 working days had passed.
7. We followed up with the letting agent at Scott Fraser daily, relaying our concerns and reminding her that Scott Fraser was in breach of contract. She repeatedly said this is being resolved but would not discuss the details or provide timelines.
8. We received the proposed deductions 5 working days later than contractual requirements.
9. The deductions detail a cleaning fee relating to the mistakes made by Scott Fraser. This is after repeatedly communicating and being reassured that this was sorted. We cannot understand how this error was repeated so many times.
10. The deductions also incorrectly claimed that we were responsible for maintenance that is clearly identified in the check-in report with supporting photographic evidence. Moreover these were fully explained in our recent emails which has clearly been ignored.
11. This whole process has been extremely frustrating and has wasted a lot of our time. We literally had to do the job that Scott Fraser is hired to do by the landlord i.e. cross-referencing the check-in and check-out reports and reminding Scott Fraser of your responsibilities to repay the deposit and meet contractual obligations.
12. A formal complaint was submitted to customer care and a Director and Regional Manager were made aware of our situation. An investigation was set up but no action has been taken.
To summarise, if you are a landlord and Scott Fraser is your paid representative, you can expect this type of negligence to be committed on your behalf.
