The worst service I have ever received. They rented me a 'botch job' flat in Manchester knowing about an issue with the building that meant all the flats were damp.
According to neighbours that watched it happen, they simply painted over a wall of mould.
After a couple of weeks of moving in the mould started coming through and we got a pest infestation. The mould and pests cost me hundreds personal damage, despite also charging me £750pm for a one bed in Spectrum.
They got pest control in, whom explained the thousands of book lice in my bed side tables was because someone dry walled over mould.
They said they couldn't do anything because my landlord was a resident of China and would not respond to any messages. Strangely, despite the obvious problems this would make, this did not stop them working for this landlord.
After months of worsening mould, health and mental problems, and a battle with the council, agents, solicitors and various advisers they decided £500 compensation was all it was worth. I was also unable to terminate my contract early as they couldn't reach the landlord. After much more discussions and weeks of trying they finally agreed it was right to let me leave early.
In this time, they lied to me on several occasions about their knowledge of the problem and who was also a tenant of Philip James in my block. It turned out 3 out of 4 of my neighbours were Philip James. One moving in only 2 months before I moved out and 6 months into my own personal battle with them... which proved their dishonesty, as they knew, through a damp inspector, there was a problem with the building months before that.
I implore anyone to never use this service. They are crooks.
This is the short version of a worse story...

The holding deposit is non-refundable if an applicant changes their mind or cannot pass referencing - as per government legislation. Exactly the same experience here. Been 2 years no deposit in sight. Their requirements are ludicrous . The worst letting agent I've ever used. Tested as a second class person simply because we rent. Poor service from the off. The only person I can commend is Rose who is wonderful. But the stipulations on bills when I have already sent proof is ludicrous . ...

Tenant Fees

Early Termination

Early Termination:
If a tenant requests to terminate their tenancy agreement prior to the tenancy end date, an administration fee as standard of £780 including vat (£650 + vat) will be payable, this amount will never be more than the remaining rent due on the contract (For example, if there is only 2 months left on your contract and the rent is £300 a month then the fee will be amended).
Philip James do not charge tenancy administration or agency fees to tenants who wish to renew their tenancy, in line with the tenant fees act 2019.
Philip James reserves the right to amend the schedule of fees upon providing reasonable notice in writing.
