I work for a firm of solicitors where some of our partners are appointed as Attorneys in respect of the affairs of individuals lacking capacity. This particular sale was required as the donor of the power of attorney required the sale proceeds to pay for nursing care. It was imperative therefore that the sale be quick, and it was also important to achieve a good price. I obtained valuations and sales advice from three local agents, and Richard Turner\'s proposal of limiting viewing to two open days with best and final bids to follow shortly thereafter particularly appealed, as the property had some attractive period features which would invite competitive bidding.
Come bidding day both the Attorney and I were extremely satisfied with the bids received, the ultimate selling price exceeding by 15% the valuations of the other agents.
