I would like to warn both tenants and landlords about Neil King Residential. Tenants - beware of their fees - Neil King Residential charge extortionate fees (that rise considerably each year) for the privilege of renewing a tenancy (the only agent we have rented from that charges a renewal fee). Landlords be warned - we were at the property for 2 years and they didn\'t come to inspect it once (not a problem for us but they were charging our landlord for quarterly inspections) .
They were always very slow to get back to us - when we wanted to know if we could renew after the first year (as we were thinking of switching our son to the nearby school) after lots of chasing we were advised we could only apply to renew a week before the renewal date. The following year they were demanding to know if we were renewing 3 months before the renewal date.
When we moved in there was a fridge shelf which had been snapped in half and selotaped by the previous tenants - we called Neil King and were told they would make a note and it wasn\'t necessary for them to see - at the end of the deposit they tried to charge us £50 for this - I called to advise them but was simply told that staff member had left and they couldn\'t find a record of it. They are also charging £50 for a lightbulb that needs changing when not all light bulbs were working when we moved in!
My strong advice would be to avoid dealing with this agent whenever you have a choice. If you do rent from them take photos of EVERYTHING as they will cheat you out of your deposit if you don\'t.
What agent could do to change your mind?
Been helpful when we had a query. Not charged fees for renewing a contract (which rose substantially each year ). Been honest when returning our deposit and keep records when staff leave.
