Landlord Fees
Our INTRODUCTION package is just £250.00 Plus VAT, please be aware that this amount will be required to be paid upfront prior to advertising.
Our comprehensive tenant find only package is just ONE MONTHS RENT Inc VAT. Subject to a minimum charge of £700.00 inc VAT.
Our comprehensive Rent Collection package is just ONE MONTHS RENT Inc VAT. Subject to a minimum charge of £650.00 inc VAT and then a monthly commission charge at 9.6% inc VAT each month of service.
Our Managed Tenancy package is just ONE MONTHS RENT Inc VAT. Subject to a minimum charge of £600.00 inc VAT and then a monthly commission charge at 12% inc VAT each month of service.
Tenant Fees
-Rent
-A refundable tenancy deposit capped at no more than 5 weeks’ rent where the total annual rent is less than £50,000, or 6 weeks’ rent where the total annual rent is £50,000 or above
-Payments associated with early termination of the tenancy, when requested by the tenant
-Payments capped at £50 (or reasonably incurred costs, if higher) for the variation, assignment or novation of a tenancy
-Payments in respect of utilities, communication services, TV licence and -Council Tax
-A default fee for late payment of rent and replacement of a lost key/security device giving access to the housing, where required under a tenancy agreement

We are sorry to hear that you are dissatisfied with your experience of renting with Miller Metcalfe, however we feel that we have addressed your problems within the property in a prompt manner.
• The property does have a valid Electrical Safety Certificate that was carried out before you moved in. You have also been provided with a copy.
• In regards to the cleanliness I can confirm that this property was professional cleaned before you moved in.
• If a bailiff has called to the property for the previous tenant, this would be out of our control, however we would suggest that you forward the bailiff to Miller Metcalfe and we will provide any relevant information to ensure they do not contact you again.
• In regards to the property’s positioning, as it is situated on a main road in the town centre we may have assumed, rightly or wrongly, that you would be aware of the noise levels. We do aim to match people to properties and had we felt the property’s proximity to ‘nightlife’ would affect you then we would have addressed this before progressing to application stage or issuing you with a tenancy. In light of your complaint about noise levels we suggest that you contact Environmental Health. As a lettings agent we have little powers to control noise pollution such as this in your area. We do however manage many properties within the development you reside and the majority of our tenants are content with the disturbances they experience as it is expected when living on such a popular ‘nightlife’ street in this area.
• In respect to our fees we conduct regular competitor analysis to ensure our fees are competitive against those of other local agents, we also regularly run offers where administration no fees are charged to prospective tenants. The charges you pay are set out in our terms and cover the cost of credit and personal referencing.
• In response to your statement about forged legal paperwork we take accusations such as this very seriously and would welcome you to meet with our Lettings Manager to discuss this and any other issues you have.
