ABC staff are very friendly and professional, and try to deal with anything that crops up. Gavin is a real character and oddly fun to deal with.
That said; the quality of this property is poor when compared to similarly-priced friends' rentals in this area for similar prices. The kitchen and bathroom clearly haven't been updated since the 80s, and repair to a hole in the bathroom floor was to fill it with expanding foam and build up a wall of white polyfilla on the (green) bath itself. Which hasn't helped.
In winter you have a choice of hot water or heating, and it takes a good 5 minutes to get above lukewarm. You can forget having a bath.
They don't provide a washing machine. Presumably to keep their costs down, and tenants in situ once they've bought and fitted their own.
In summary; the actual quality seems to be below the local standard for this price point. But from the offset the staff have impressed me with their professionalism and good humour. Sadly though. I think the latter two can be found elsewhere, and with better standard lettings.
6/10 - but would still recommend if you get a letting with good fixtures and decor.

I would seriously re-think if you plan to use ABC Estates as managers if you are joint freeholders. Thankfully we ended their role after a short time....

What agent could do to change your mind?
The agent could have kept us informed of what was going on, he could have been honest. He should never have taken any money until he knew for sure the apartment was available and when. He could have been polite.Attached Filesnbsp;

It is the refund of fees we are disputing, Agent took them against a property knowing the property was not available.

Thank you for your comment (please note that you put this review up for an Estate Agent in Manchester but we will respond anyway). We would like to clarify exactly what occurred as it seems your friend Wojtek has misinformed you. Wojtek viewed a property with our agency and decided to apply for a tenancy. It transpired that he did not have the relevant references as he claimed he moved from abroad. The landlord would only agree to accept him on the basis he paid 6 months rent in advance, this wa ...

Simply marvellous. Super efficient. Great service. If anything went wrong in the flat it was fixed within a couple of days. Very polite, very friendly. Got deposit back no problem. Very reasonable fees. Recommended....
