As I mentioned in my review, there are staffs that are friendly and professional, and yes - even under what can often be difficult situations for all parties. Totally agree! Unfortunately, this does not apply to the property manager at your firm. I don't see how professionalism kicks in when: (i) broken floor tiles were not fix them until an accident had happened (because of those floor tiles), especially I reported this issue to the property manager least 2 months ago prior to the accident; and (ii) falsely charged me for something I did not do. Perhaps the most frustrating bit is to deal with her extremely poor attitude, for example, just walked away in the middle of a conversation relating to the maintainece of my flat, refused to communicate and kicked me out of the shop etc. Ironically, she questions my attitude after what she has done to me – respect is mutual.
Another interesting matter is that your property manger mentioned that: “the plumbers found an extremely wet towel on the floor…” in the email she sent me on 23 April 2021, 2:29PM. Her account does not go in line with the report from Metro Plumbers (the one you just sent it to me today at 3:30 PM) – one picture suggests that the towel was in my bathtub, not on the floor. It is also noted that it was the plumber who moved the towel from my sink to my bathtub, but that's another story to tell. Anyway, very honest of your property manager! Maybe – I am only suggesting a possibility – that someone is trying to frame me and force me to pay for something that I did not do again.
The report from Metro Plumbers also said that: “there has been previous leak in this property over years”. No one told me the problem of water leaks during viewing. I would never have moved in if Young Lee had been honest in the first place. The Housing Team of my university and solicitors are looking for the liability in this matter.
Nonetheless, thank you for updating me in terms of the water leaks and windows. It is, however, a bit disappointing to see no explanation was given in terms of the floor tiles issue.

Stay Away! Especially if you are a student!
Dishonest - Did not tell me the problem of water leaks during viewing, would never have moved in if Young Lee had been honest in the first place. Heating of the flat is also completely useless.
Slow - Had some broken floor tiles, did not fix them until an accident had happened because of those floor tiles (it is noted that I gave them notice at least 2 months ago)
Staff - Whilst there are some friendly staffs (Nick and Juliette, for example), the lady (S.B.) who is responsible for property maintenance has extremely poor attitude and always refuse to communicate. Unacceptable attitude from her, does not sort out my problems until I inform the manager/go to the shop and confront. When I give constructive suggestions, she immediately replied: "You do not need to teach me how to do my job." Sent plumbers more than 8 times, still haven't sorted out the water leaks in my flat. Out of all those visits, only managed to identify one problem. Ironically, after all the things that she has done, she expects me to respect her. Other examples include promised to look into the possibility to install double glazed windows (verbally) but did not happen in the end; forced me to pay for something I should not be responsible for etc. Reported the issue to the manager, did not get much support though.
Already contacted the housing team of my University for support! Again, stay away!

I am naturally disappointed to read this review. I believed you were happy with things and that is why you renewed the tenancy earlier in the year, but since the weekend it appears you are not. We pride ourselves on good service and try to be friendly and professional at all times, even under what can often be difficult situations for all parties.
As an agency we were not aware of water leaks from this flat to the flat below prior to your occupation of the flat.
With regards to the leak experienced prior to the weekend a local plumbing company with a good reputation have visited twice and checked all pipes and found no leaks at all. As you are aware from the report provided they have come to the conclusion that water may well have overflowed from the wash hand basin or the bath/shower either by yourself or friend(s) that you have staying, and this for example, would explain the water on top of/running down the side of your pedal bin. The last communication we have from you (and your neighbour) is that there have been no further reports of water leaking, if this has changed do get back in touch. We naturally can only pass on the information that has been provided to us by the contractors that have visited.
With reference to the windows, in a conservation area, we have been informed it is not possible to replace your wooden windows with sealed double glazed ones.
I cannot comment on the breaking of any COVID-19 regulations as until now I have not been made aware, you have my email address, I would welcome more information in order I can look into this further.
