AVOID THIS COMPANY AND DO NOT RENT A FLAT IN MERIDIAN HOUSE!!! THE PLACE STINKS AND THE DRAINS ARE ALWAYS BLOCKED AND FLOOD THE LOWER FLOOR. IF YOU VIEW A FLAT HERE ASK TO SEE THE BOTTOM FLOOR AND YOU WILL SEE.
After viewing an apartment at Meridian House I put in an application and once accepted paid 6 months rent in advance totalling £2970.
I was advised by Carol from Leef that the carpet in the communal area had been removed due to a “leak from bad weather” and that it had been arranged to be replaced in the next week. I thought nothing of it.
2 DAYS AFTER MOVING IN ON 11/02/21 THE DRAINAGE PUMP OUTSIDE THE FLAT FLOODED THE ENTIRE COMMUNAL AREA CAUSING SEWERAGE WASTE TO ENTER MY APARTMENT.
IT THEN CAME TO MY ATTENTION AFTER LOOKING AT THE SERVICE HISTORY FOR THE DRAINAGE PUMP THAT IT HAD ALSO FLOODED JUST 5 DAYS BEFORE I VIEWED THE PROPERTY. CAROL AND LEEF PROPERTY MANAGEMENT WERE AWARE THAT THE PUMP HAD PREVIOUSLY FLOODED PRIOR TO ME VIEWING THE PROPERTY HOWEVER LIED AND SAID THE COMMUNAL AREA CARPET HAD BEEN REMOVED DUE TO BAD WEATHER!
I VIEWED THE PROPERTY ON 16/01, THE DRAIN PUMP SERVICE SHEET SHOWS THERE WAS A FLOOD JUST 5 DAYS BEFORE ON 11/01! YET LEEF WERE STILL ADVERTISING THIS PROPERTY AND STILL ALLOWED ME TO MOVE IN DESPITE BEING AWARE OF THE DRAINAGE ISSUES AND THAT IT HAD JUST RECENTLY FLOODED!
I had to leave the property two days into my tenancy as the flood was that bad, not to mention the smell and health and safety hazards.
Leef told me to contact the property manager Mike, however this guy would never answer my phone calls. In fact, the communication throughout this company is appalling. You are only able to speak to someone when calling the main office, but they offer no help, they just advise you to contact the property manager, who just ignores every attempt of contact.
A month went by and still nothing had been done/fixed. I began to request my money back as I had paid nearly 3 thousand pounds to live at a property which was uninhabitable and flooded. Leef refused to end my tenancy and said they would not refund me. A clause in my tenancy agreement stated that should the property be uninhabitable for longer than 1 month then either party can end the agreement with immediate notice. I advised leef about this clause however they still refused to end my tenancy.
2 MONTHS HAD GONE BY SINCE THE START OF MY TENANCY AND STILL THE PLACE WAS FLOODED AND THEY STILL HAD MY £2970 AND WERE STILL REFUSING TO REFUND ME AND END MY TENANCY.
Due to the drain flooding, mould began to appear all over the walls within the apartment and the communal area, the bath was backed up with sewerage/faeces from the drains and the majority of the carpet within the apartment was soaked in sewerage waste. I took many photos and videos and sent them over to leef who advised they would get cleaners to clean the apartment. These cleaners never attended. The apartment and surrounding areas had suffered from severe water damage, however leef still be believed the property was habitable and that having the apartment 'cleaned' would solve all the issues...
I began to threaten them with legal action as they were in breach of the tenancy agreement we had in place. The moment I mentioned legal action they began replying fast and advised they would put a claim in with insurance and should the insurance pay out they would refund me the rent I had paid.
Over 2 months later they finally ended my tenancy.
During this 2 months I was never given a key to access my letterbox/mail. Carol eventually admitted she didn't have a key and she would get somebody to “bust it open”, yes bust it open... how professional. She then messaged me telling me to “come get my mail”, I went to the property to find my mail all over the floor.
I can't put into words how bad my experience has been with this company. They tried everything in their power to keep my money and not reimburse me. I feel as though had I not threatened legal action, I would not have got my money back.
