Hi all, I am here to express my concerns about an agency called cityrooms.
Beware of a “ malicious clause” in the contract which says:
3.1.3 To pay a fair proportion (as notified by the Licensor) of Overusages in relation to electricity, gas supplyto the Property during the Licence Period. The Licensor provide monthly allowance of £30 electricity and £30 gas to the whole property; the allowance for gas will increase to £50 per month in November, December, January, February. Overusages refer to any consumption above the monthly allowance in the property, and will be equally shared by each room (regardless the room is for single or couple). If the Property has prepayment meters, the Licensee agrees to top up the meters and send receipts to ( email address cut due to website policy) to get reimbursed. The reimbursed amount per month for each property will be up to the monthly allowance above.
Therefore I did sign it without a proper check and I just realised the malicious clause afterwards... even their website advertising was very clear 'ALL BILLS INCLUDED “
Although, I am here not only to advise you any malicious clauses but also I was cheated, misleading proposal about two of the cityrooms bedrooms available to the housing market.
The property had serious issues regarding electrical wiring exposed to very serious leaking and mould all over the place and they proposed this property to me by picture? Due
to coronavirus outbreak I could not see it before I move in.
Omg ?, the situation got even worsened after few days that I was living in and very little was done until they advised us to move away in 30 days after the council came and said the property issues are very serious and nobody cannot live here until a serious and deep refurbishment is done.
BUT for cityrooms the PROPERTY WAS AVAILABLE TO THE HOUSING MARKET as an email confirmation was sent to me by one of its staff?
Therefore, for almost 3 months, they did not reduce the rent and even did not consider the house had a serious electrical problem causing higher consumption.
Yet again, all the houses available on the market from Cityroom I do believe that are not checked before any tenants move in.
I think the only moment that a cityrooms' agent come to see the property is when they take from a landlord firstly and afterwards very rare someone comes to make just a “ make up” inside the rooms like 'paint the walls' to hide the mould and other issues presented on it.
Once again, they are an agency with NO GOOD FAITHS towards its tenants and also you, the tenants, by the end of your contract will have just a fraction of your deposit back. Sad news
BEWARE WHAT YOU WILL BE RENTING FOR.
You paid for a 5 stars flat and as soon as you signed the contract, you will realise that the flat is 1 star ? no good.
