first they will try and tell you they are the best value estate agents, then they will over value your property by a few thousand . They don't tell you but its hidden in the small print that you either pay up front or pay at the end but the end is after 10 months even if you have not sold your property you have to pay. They then try and talk your selling price down by stating that similar houses have just sold at below the price you are asking. They never told me our buyer had lost their mortgage offer or that both husband and wife were self employed during the covid period when nothing was doing, the buyer told us 3 days after our buyer told Purple Bricks that they had lost their mortgage offer. They don't tell you that you have to manage an account and all your viewings, they do nothing other than take photos, measure up and post your house sale on Zoopla and Right Move. I never trusted our agent and never called him nor he call us for over 3 months, we only heard from him when we completed on the sale. They even demand your bank details to take the money out the bank, even though I said but that's the solicitor's job to pay the agent he said no not in our case. I cancelled my bank card saying I had lost it so that PB could not take the money out of our account . In the end, we lowered the asking price by £10k less than they valued it back but clawed back £2.2k. We learned later a house they valued not far from us went for £25k less than PB valued it at, another neighbour took her house off the market after 3 months with PB as she had no interest but still had to pay PB. Guess what at the end the solicitor paid purple bricks from the proceeds of the house sale.Use them at your peril but to us we thought they were lying crooks.😡 Ps and by the way you have to use their nominated solicitor as part of the deal, what rubbish solicitors they landed on us it was a nightmare getting them to pick the phone up, I never once had our solicitor in 9 months pick the phone up straight away it would be a day or two later before they called back or up to 3 days before they replied to an email.
