i am a former tenant of a property in waslsall myself and my partner viewd this property in july 2011 and where talked into believe that it was going to be our ideal first home together the staff where absolutly fantastic in branch and we could not fault them they kept us informed and made sure we knew what was going on within 6 days the keys for the property where ready to be picked up and we where allset to move in. the first few months in the property we had a few issues with maintainance that took a while to get sorted.. the months went on and the property got worse and countrywide couldnt care less as a business on many occations we got told that someone would be in touch very soon and we would wait for days or weeks but if we where to break an agreement with themselvs they where on the phone or emailing strait away the final straw came for us when the tiles on the bathroom wall fell off in the december of 2011 property maintainance was called out and they said the problem would be sorted... a contracter came out to the property and told ourselves that the damage was caused by damp and would need drying out and plastering again this work was started and then stopped leaving the bathroom cold and damp after numerous calls to countrywide property maintainance they said the work would be completed it took so long we treatned not to pay the rent until it was fixed as it was beond a joke the next thing we heard the contractor would be round the next day to finish the work.. by May 2012 the work was finally complete. later in may 2012 myself and my partner had letters sent to the property off the letting agents on opening this letter we where greatly surprised that the landlord had served us our notice to leave the property and we had until 01/08/12 to vacate the property and hand the keys back on this i rang countrywide and asked the reasons to why we where given notice to leave the property the lady on the other end of the phone was very rude and told us the landlord had given no reasons to why. i contacted a local solicitor to see where we stood on asking the reasons to why the landlord wanted to end our contract on the property we where told that a reason should be given in the end of contract notice. on this i contacted countrywide again asking them why and i was told by a member of staff that she still had gave no reason and then on that the member of staff i was talking to told me that if i could do her job better to do it and if i knew better i should take it up with the letting agents and was very rude towards myself.

MOVING OUT AUDIT

myself and my partner where both prescent at the property audit and have ricently had the outcome back off this when we where given our notice it stated that the property was to be cleaned and tidy myself and my parent cleaned the property was cleaned from top to bottom the next this we had back that there was a £100 bill for cleaning and a contract cleaner was sent out to clean the oven when this was done by ourselves they also said that we had broken the fridge when this was already broken when we had moved in and they where informed about this problem on getting the keys.. myself and my partner unfortunatly where left homeless and unable to afford another property and countrywide have withheld our £495 security deposit saying it will be used to clean the propery and fix things that have supposedly been broken by ourselves this matter will be taken furthur and legal action against the company will be taken if necessary please just be aware of the problems we have had....

What agent could do to change your mind?
This is addressed in part to the branch but mostly to Countrywide as a whole: 1. Try to lower your administration fees 2. Try to lower your lease renewal fees and do not punish long term tenants by doubling them 3. Inspect the property before tenants move in to insure it is clean to an acceptable degree. Have all rubbish removed or a firm arrangement agreed. 4. I understand you have troublesome tenants, but you shouldn't assume all of us are miserable low-life troublemakers. Give us some respect. 5. Provide tenants the ability to write down complains themselves at inspection. This clears up miscommunications to the landlord. 6. Give the option of a rolling contract after the 12 month period. As you know this is already offered with other agencies. 7. Four inspections per year is quite excessive and constitutes a disruption of quiet enjoyment to your tenants that keep house and gardens tidy. 8. The words you use in your letters are threatening and in most cases unnecessary. This makes tenants highly defensive and increases hostility.
