Perhaps Brian Cox is the ideal company for sellers, but from our point of view, buyers should be extremely careful when dealing with this EA. After having an offer declined, what it is perfectly normal, Brian Cox contact us 3 weeks later to inform that the same property was once again available, but would not be marketed; therefore, we were among those who had the chance of going ahead with the purchase. Everything ok, if it wasn\'t for the lack of professionalism of Brian Cox\'s estate agents, whom possibly trying to win the sale made our lives a complete hell after calling us several times in order to organise a survey appointment and solicitors details. After receiving calls and instructions from two different agents ( apparently sharing the commission), we had all they had asked in place, including the vendors acceptance of our booking . However, after spending three hours organising all that was needed Brian Cox contacted us informing that the vendors were no longer interested in our offer and had chosen another buyer. It would be ok, if we haven\'t had the information in writing that we had been chosen and that the documentation was to be sent to our solicitors , that no other offers were to be placed, and that the asking price would not be changed. Our survey booking was the first in place, vendors were happy and Brian Cox had sent us a written confirmation. What else could have happened? It is really frustrating that in order to buy a property we have to go through this kind of situation. We do not have access to any info, agents deal with clients with no respect, and not even an email of apology has been sent with a simple explanation of why it has happened. From our point of view, we believe that as Brian Cox has a in house broker, they do give preference for those who decide to take a mortgage with their appointed dealer, and that we, in this case, was just a second or third option which they playing with until documentations and other bits were being processed. Buying a property is not an easy task and can also be a very dirty game if you don\'t know who you are dealing with.
We do not recommend Brian Cox to anyone, as they were not professional enough to provide us with more information, but a simple: Sorry, we cannot give any other info other than you didn\'t get it. Vendors decision. Really upsetting to be played like this.
What agent could do to change your mind?
They could have been honest. It is really said to be given so much hope, when one knows that the negotiation wont go ahead.
