On the day to day, I had no issue with Simon Clarke or any of their staff members. Once it came to the mid term review, I was however requested by the landlord to pay for replacements to the en suite bathroom ceiling for damages that were included in the start of term inspection. This would not be the only time I would be asked to pay for charges which are clearly stated on the independent report as strictly NOT my responsibility.
When it came to the end of my term, there were a few damages to the property which I was happy to pay for, but again, I was requested to fork out cash to pay for scuff marks which are listed as FWT (Fair Wear and Tear on the inspection report). Once I pointed out to James that this was the case, he again retracted the landlord's request.
However, after myself and the landlord had agreed to the charges I would pay, the DAY BEFORE the deposit return deadline (day 9) I was told there were now additional charges the landlord wanted to bring forward. Damages to the bathroom door which were listed as FWT on the checkout report. However, at this point, James was not willing to accept this and pushed for me to agree to the charges - giving no sympathy to my financial circumstance, nor the fact that THEIR independent report disagreed with him.
It's worth noting at this point, that there had been damages to the ventilator fan within the en suite which these damages were being blamed on. However, this issue was never fixed even though the estate agents were aware of this issue for 5.5 months.
So, despite being knowledgeable of issues with the ventilator fan, the damage being listed as FWT on the independent report, and the landlord ALREADY AGREEING to a previous amount, I was told I now owed more.
I urge anyone who runs into this issue to file a formal complaint with TDS - when I did these charges were MAGICALLY dropped. I assume James and the landlord realised they didn't have a leg to stand on if it came to an official investigation.
If you like a fair deposit process, go somewhere else, James and Simon Clarke are not the ones for you.
