homes4u and anyone who is employed by this unprofessional, conniving and frankly robbing company is an absolute shambles

firstly, which ever little mancunian, crackhead tramp that works for YOUR cleaning company decided to either steal or throw away literally all of my possessions that I left in my room over the summer, before moving into our student house in september (despite being told that all of our items would "definitely be safe" and "nothing would be touched" if everything was just left on the bed over the summer), setting me back at least £500... (while we're on the subject, who would throw away the likes of an acoustic guitar and a passport, to name just a few things? absolute rubbish, it's just not logical. you've got little xxxxxx working for you)

i then hear absolutely nothing off you from near enough three months regarding compensation despite phoning up and calling into the store, chasing you up regularly for updates.

because of this half-a-grand setback, which made me so financially buggered that i can't even afford to get to university for the last few weeks of term and has made me have to go home early, i'm then unable to pay december's rent in time

despite this, i spent what was basically my last £20 to my name, getting the train back from my hometown, just to come and speak to you in-store so you can't fobb me off on the phone yet again, to explain the situation; i cannot afford to pay my rent because you have set me back hundreds of pounds and i'm still waiting for an offer of a payout for my possessions... three months on.

you assure me that "it's fine, loads of students are in the same boat as you in december... you can just pay the rent once you get your loan in january, don't worry about it"

a few days later you get in touch with me offering a pathetic and embarrassing compensation price of £200.. what the hell took 3 MONTHS to decide this!? because it's christmas and i'm absolutely broke and just want an end to the whole situation, i'm a big enough mug to accept this offer.

this was two weeks ago and i'm still to hear any further information from you regarding payment and you can't even give me an estimated date of when this may be.

and TODAY, after telling me not to worry about the rent, you have the audacity to phone me up, threatening to charge me because i can't pay decembers rent in time, demanding MONEY I OWE YOU after 12 DAYS when i STILL haven't recieved the MONEY YOU OWE ME, 3 MONTHS ON!

....and STILL you can't give me any information regarding my compensation you owe me!!!!

WHO THE HELL IS RUNNING THIS COMPANY!? do any of you communicate with eachother, or are you all so slap-dash that you just turn up to work, telling people what ever they want to hear to their face so you don't have to pull your finger out and actually do any work, before getting on the phone and contradicting yourselves completely?

i cannot wait til my contract runs out on this house so i never have to deal with you ever again. all you have done is cause stress for the last three months and i'll go out of my way to urge people never ever to get involved with you in the future. and despite all my problems... i've never heard anyone have a single good word to say about this company, i really haven't.

apart from the rent, you won't be recieving anything else from me; do what ever you want with these "charges" but i promise you that i won't be paying a penny of them

i've barely been able even think about university at all this year because of the mess you've dragged me through. you've exploited me massively and honestly, i really hope you all have a christmas as stressful and anxious and grim as you've made mine
What agent could do to change your mind?
literally nothing. never seen anything like it. worst bunch of people i've ever had to deal with in my entire life by a country mile, and i'm being totally honest. should be ashamed of yourselves

In November, one of our party suffered a mental breakdown and was advised by his doctor to take some time out from his studies, this meant him leaving Manchester and returning home. A clause in the contract does state that we are allowed to replace tenants on the joint agreement with no mention of any fees. The vacating tenant agreed to keep paying rent until a replacement was found. Within days I¢â‚¬â„¢d found a replacement myself, a colleague from work. We visited the city centre branch to fill out the necessary paperwork. We were then surprised to be told that we would EACH have to pay a fee of ‚£100 pounds to have a name replaced on the contract. On asking what this was for we were told it was the standard fee for a new contract; we argued that this was a modification to the existing one but they wouldn¢â‚¬â„¢t have it. It¢â‚¬â„¢s understandable that the new party would have to pay a fee for credit checks etc but I can see no reason why the remaining tenants had to pay the same. It seemed this was a money making exercise and Homes4U failed to provide and evidence to the contrary. Again with no option we paid the obscene fee to ensure we still had a roof over our heads.

What agent could do to change your mind?
Too much damage has been done. All staff could do with being out on a public relations course to understand the business of property rentals. Every conversation I have had with a member of staff has been contradicted by another member of staff to suit their argument at the time. Nothing was straight forward. Example: On the day of moving out of the property, my fellow tenant and I returned the keys to the office. We asked the staff member whether we should bring out utility account closure letters. She insisted that all we really needed was our final readings and that would be enough to have our deposits returned. We have since had an email filled with attitude, declaring we need to send our account closure letters.

homes4u, as a member of the Ombudsman for Estate Agents Scheme, aims to provide outstanding levels of service to all of our customers. In respect of property sales, we support the Which? Move It Campaign, and are committed to the 'We Promise' Code: We commit to help you to buy/sell your home with integrity and

professionalism.




In order to do this, we make the following promises:




  • We will value your property accurately

  • We will declare any conflict of interest

  • Our contracts do not include unfair contract terms

  • We will ensure that you understand the contract you sign

  • We will check that buyers are in the position to fund the transaction, but we will not force buyers to take our mortgage advice

  • We will pass on all offers immediately and in writing

  • We will accurately reflect your home in advertising

  • We will be honest about the property you are buying

  • We will give you a weekly update about your transaction

  • We will deal with any complaints fairly and speedily





We observe the regulations of the Estate Agents Act '79, the Property Misdescriptions Act '91, Data Protection and Money Laundering.





We observe the Manchester Student Homes Code in respect of our private halls, and in the handling of all of our lettings we commit to:


  • We will accurately reflect property in advertising


  • We will be honest about the property you are renting


  • Our contracts do not include unfair contract terms


  • We will ensure that you understand the contract you sign


  • Our contracts will always give contact details for the landlord or managing agent


  • All prospective tenants will have the opportunity to view property for letting, whilst recognising current tenants' right to 24 hour notice


  • We will notify landlords of legal obligations which apply to renting property


  • We will keep Landlords updated with the letting and contract process


  • We will deal with any complaints fairly and speedily Equal Opportunities Statement





homes4u will ensure no person or group of persons will be treated less favourably by us than any other person or group of persons because of their age, race, colour, ethnicity, religious or national origin, gender, disability, appearance, marital status, sexual orientation or social status.




Complaints



In order to ensure that these standards are maintained, we have introduced a complaints procedure, which provides for any grievances to be handled internally.



We commit to taking your grievance seriously. We will listen, investigate and confirm our findings to you in a speedy, impartial and honest way.

If you believe you have a grievance, please write in the first instance to the Manager of the branch concerned (contact us), outlining the details,

within three months of the incident. Your letter will be acknowledged within 3 working days, detailing steps that will be taken to investigate the matter.

Your complaint will be thoroughly investigated according to our in-house procedures, and a written reply will be sent to you within 14 days of

receipt of your initial letter. If you are not satisfied with the outcome of our initial investigation, we will offer you the further opportunity to have your grievance reviewed by the Managing Directors Office. If we fail to conclude our investigations within three months from when the complaint was first submitted in writing, it can be referred to the Ombudsman.





In the even that the final review as details above still fails to satisfy your complaint, then you are at liberty to have the matter referred to the Ombudsman for Estate Agents, to whom information will be provided by homes4u. You are also entitled to have your complaint referred to the Ombudsman should we fail to deal with matters expeditiously i.e. within 3 months from the date of written notification to ourselves.
