Selling a property in York following the death of my mother. Bridgfords were a very slick sell to my sister but the reality was far different. House was hugely overvalued and as a result the 'great deal' fixed fee we agreed to was higher in the end than the normal percentage fee would have been on the selling price eventually achieved. This may seem a bit minor but the difference was £59K on a £211k sale so nearly 28%. The agent dealing with the sale and who did the initial valuation just disappeared and we got no explanation from the branch. The branch manager then visited and revalued the house to £220K admitting it was way overpriced. This was always going to be a project house for someone but my sister and I are not property experts so we took him at his word. Papers left in the house went missing (whilst Bridgfords had keys and were doing viewings) resulting in some additional costs to us and the house was taken off sale without our approval due to their delay in arranging an EPC. In addition invasive surveys were made without our approval - holes in the walls, ceilings and floors!!
We did sell in the end and complained to Bridgfords about the process and costs but they refuse to accept any responsibility and as my sister and I want this done rather than dragging on we decided to move on. We didn't pay the bill at first as we were in dispute but having had the brush off denial response I have now agreed to pay in full as we want the matter closed - ironically I have now called three times and have been unable to pay them the money..... They are at best incompetent but I take the view that their conduct is intentional.

What agent could do to change your mind?
They could speak to the landlord timely and inform me of the contact. They could offer us a standard agreement when they knew that we are going to be there long term- or could speak to the landlord about changing the agreement at least, rather than ignore us completely and take the money every year for NOTHING. They could accept my notice and pay me the bond when I moved out - especially that I made sure that the landlord wasn't going to loose a penny on me moving out- as he is a great guy and wouldn't want the agency to rip him off when I found tenants easily for him for the property. They could call me and apologise that they have forgotten to acknowledge my notice? They could have released my bond when I moved out and the house was not damaged in any way? More than anything - They could have just been DECENT and human and honest and fair. On top of that- When I called yesterday- I requested from Vicky- who answered my call, to put me through to the agency manager to complaint. Very quickly I heard in response that the manageress was in a meeting. I asked for email contact to be sent to me, so that I can write to her with my complaint- and hey hoo, it is Wednesday evening now, and I am still waiting to receive the contact details. Because for the agency it is sooooo hard to send an email.

What agent could do to change your mind?
Answering the phone, responding to emails, dealing with issues in a timley manner, being polite, reducing there fees significantly because there is no way that what they charge amounts to what they actually do and it is super high compared to other agencies. Had I have known I would have never viewed the property in the first place. They need to be more transparent and upfront about thier fees, but they are not.

I completely agree, the carpets are disgusting from the previous tenants, and walls etcc, they promised it'd all get replaced and fixed for us but did it hell, been chasing bridgfords and countrywide for 6 months about it for them to turn around and tell us they won't be doing it, ahahahaha piss take. And then we decide to leave after six months as that's what we specifically told them on the first day, and they refuse to let us, telling us we owe them 3,500k because they signed us up for a 12 m ...
