I am shocked to think that today we can pay for a service and receive nothing in return. As a landlord you expect a level of professionalism when they are managing your investment, and in some cases peoples retirement funds too.
Oulsnams are excellent with the first interview, the salesman is knowledgeable, confident and promises you the world. That however is the first and last you will see of him. Once signed you then have extortionate fee\'s to pay to setup the property whilst they \'market throughout their extensive database\' what rubbish.
Once you have found a tenant then they basically stop working. This due to them also charging the tenant a massive fee to apply for the property.
The reports are useless, the agents have no idea about the property, its never the same agent inspecting your property so they dont know if your living room was pink or blue last time they inspected it. The reports could be written by a 3 yr old with out any explanation to the content. Once we had a heading of \'Dog\' followed by another heading of \'damp in conservatory\'. After 4 emails, 2 weeks and many phone calls we could never quite get to the bottom of what \'Dog\' meant. This after the office staff phoning the tenant to ask when it wasnt the tenant who had produced the report.
This happened so often that in the end you gave up asking. Emails would disappear into nothing with a general address of lettings@oulsnams the only contact you had available. No replies, if they did they ignored all questions too.
It took a face up meeting at their office to finally get a repsonse and actions out of what we had been trying to resolve for 4 weeks.
When arriving it was like going into a dirty cafe. We were made to stand on the landing to make calls and chat, meting room provided. They originally shut the door on us upstairs as they all had their friends in there sitting, drinking coffee and laying around like a Vicky Pollards tea party.
The checkout also was a shock. The TDS awarded the tenant most of the money because the agent had submitted a different amount to what we had submitted for repairs....
Its a disgrace to have them in the industry with so many that are honest and trust worthy.
What agent could do to change your mind?
The list is too long to mention. The office staff should be fired and new professionals with experience in other sectors introduced.
