These are the facts:
The tenant was in the flat for two years and for two years there was never a problem.
For two years we gave him a 24hr call-response service and maintenance problems were promptly dealt with buy our contractors.
For two years there was never one recorded problem that wasn’t dealt with swiftly.
As a property owner, I also bought him and his wife dinner vouchers. The next door neighbours could be noisy at the High Holy Days and I wanted to recognise that. I didn’t need to do it but I did it.
So after two years, there was the check-out and on the check-out, it was a term of his tenancy that he needed to have the flat professionally cleaned.
The tenant though chose to ignore this term and decided to undertake the clean himself.
Unfortunately the clean wasn’t anywhere near good enough as the inventory made quite clear.
It wasn’t good enough and furthermore it wasn’t professional.
The tenant even admitted that he didn’t do it. Put starkly, he didn’t abide by his contractual responsibility.
So we charged for the property to be cleaned professionally. No more, no less.
