Warning to all landlords that wish to use Findlay's service!
Please please don't be Conned by their false promises!
6months since I've decided to use Findlay's service to fully manage my flat!!! This should have been a smooth experience and I should have been overseas by now,and sadly still here, and trying to deal with the mass the have created!
I am upset and disappointed with Findlay in many ways..
In honestly, my aim was to support my local small business by choosing them over a bigger company and hoping that, they will keep their promises and provide me with a good service and find me a suitable tenant for my beloved flat.
I have filtered 12 estate agents before deciding with Findlay! Looking back to February 2020, and today 2nd of July 2020 still awaiting tenant,,,,I can see clearly, they have conned me with their false promises!!!
So far, they have not find me any suitable tenant, yet they send an invoice for an advance payment for photos, floor plan and EPS....
We have agreed prior to appointing them, there will be no advance payments until they find me suitable tenant... And they will deduct any fees and costs on the first month of signed contract!!!! However on the 26th of June 2020, I received an invoice for advance payment for the costs of photos, floor plan and EPS... Not to mention, the incorrect amount!!!
I am upset, disappointed and stressed with the lack of professionalism from Findlay. I had to cancel all my overseas plans as results of thier poor performance.
In short, now I have cancelled my arrangement with Findlay and in process of reporting them to the property ombudsman, and urge any landlords to be aware of their false promises! Don't be fooled by their fake smile, offer of special reduced commission for managing your property.

An Update (21-07-20)
The respond from Findlay below is clearly shows the LACK OF PROFESSIONALISM and childish behaviour and clearly you should NEVER EVER use their services! First of all, they have tried to bribe me to withdraw my review, which I will never do, and anyone wishes to seek advice about my experience with Findlay I would be gladly to share all the correspondent email and show you all the evidence of their misleading behaviour. No landlords deserves to be conned by Findlay! I wish to point to the first part of their reply due to words limit,,, but leave the rest to your own imagination.
1. With regards to paragraph 1) "high expectations for small studio council flat which doesn't have an oven or demised outside space"
See photos on google review for the Sunday roast that I cooked in my kitchen and perfect morning coffee with fresh baked scones that I baked in my OVEN and enjoyed at my outside space/ balcony;-) (Photos say 1000words)
2points: since when 35sqm space is small for studio flat!
And secondly, the value for the rent was not my request, but it was their suggestion!
And finally, please don't be Conned by some of their fake friends reviews about how wonderful they are.... Findlay's a two faced fucking shark estate agent who does not give a fuck about your property!!!

You fail to mention the Covid shaped Elephant in the room. Once the Lockdown started it became impossible to manage your high expectations for a small studio Council Flat which doesn’t even have an oven or demised outside space.
We contacted you several times to advise you that the market conditions had changed and urged you to reduce your asking price.
Despite the difficult market conditions and your obstinance in the face of Covid we managed to arrange 5 viewings, but you insisted on being present at all the viewings which was overbearing and made prospective tenants feel uncomfortable, understandable in such a small space. We missed multiple opportunities to show the flat while you were abroad because of your insistence on being present.
The overwhelming feedback that we sent you was that your asking price was far too high but your hubris stopped you from facing reality.
We put a lot of work into getting your property onto the market and we went out of our way to accommodate your particular requests. We made you aware that you would need an EPC and the cost for this, yet this remains unpaid and you have not replied to our emails asking for this to be paid, which is a very poor reflection on you and how you conduct your affairs.
