Paid £5000 reservation fee and signed a contract with David Ball for a new build house. Unfortunately we had to cancel the purchase because my job is moving me 270 miles away. The developers AJL Ltd refused to return our reservation deposit and our only option was to seek legal advice. Fortunately the Adjudication found in our favour and the developer was instructed to refund our Reservation Fee. Be aware if you are paying any money upfront to developers via this estate agent. David Ball Estate Agents refused to help.

Permitted Payments
Before the tenancy starts (payable to David Ball Agencies Ltd) "the Agent"
Holding Deposit: 1 weeks rent, which will be offset against the deposit at the start of the tenancy
Deposit: 5 weeks rent
During the tenancy (payable to the Agent)
Payment of up to £50 if you want to change the tenancy agreement
Payment of interest for the late payment of rent at a rate of 4%
Payment of £3 - £25, depending on key type, and up to £50 for fob (evidential receipts will be provided for the reasonably incurred costs for the loss of keys/security devices)

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
