Relevant letting fees and tenant protection information
As well as paying the rent, you may also be required to make the following permitted payments.
Permitted payments
Before the tenancy starts (payable to Empire Chase Estate Agent 'The Agent')
Holding Deposit:1 week's rent
Deposit:5 weeks' rent
During the tenancy (payable to the Agent)
For English properties:
Changes to the tenancy agreement: None
Payment of interest for the late payment of rent at a rate of 3%
Charge for the reasonably incurred costs for the loss of keys/security devices: £70 labour plus the key cost and any cost related to a fob
Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy
During the tenancy (payable to the provider) if permitted and applicable
- Utilities - gas, electricity, water
- Communications - telephone and broadband
- Installation of cable/satellite
- Subscription to cable/satellite supplier
- Television licence
- Council Tax
Other permitted payments
Any other permitted payments, not included above, under the relevant legislation including contractual damages.
Tenant protection
Empire Chase Estate Agentis a member of Safe Agents Client Money Protection (Previously know as NALS) which is a client money protection scheme, and also a member of The Property Ombudsman which is a redress scheme.

You called my mobile instead of the office number looking for property to rent. Hence i asked you where did you get my number from. Our office number 0208 4227722 is clearly stated on our website. My mobile number, office number and email are also stated in our website in the Build to Rent section for anyone who wants to discuss anything about Build to rent. Nevertheless, I will be delighted to discuss any property related matter with anyone as i always discuss with all my clients who contacts me even on weekends and late evenings.
I was in a meeting when you called my mobile, hence I was not able to talk much about the property you enquired. You called me at 10:10 am on my mobile and I said I will call you back and send you the video of the property then I missed a call from you on my mobile at 11:32 am. I did not cut off the line while speaking to you at all. I have proof in my call records list.
We have an office line 0208 4227722 for property enquiries.
Please note it is not always possible for someone to speak to a client right away. We aim to get back to every client as soon as possible.
However, I have tried to call you 3 times on the same evening and sent you a video of the property you enquired on to your phone. We even tried to call you 4 times this morning from the office phone.
It is very unfair for you to judge someone in this manner.
