Our property was valued by James Carden on behalf of Bradleys Estate agents and duly placed on the market in April 2011. The property is detached and occupies a prominent coastal position overlooking Lyme Bay, Shaldon and Teignmouth. In addition to all the usual facilities it has two garages and a self contained den in the garden. Its valuation level provided some scope for negotiation in a rather flat market. This was an important aspect of our sale which was due to medical issues. Mr Carden managed prospective buyers professionally at both their introduction and the subsequent follow up\'s, One offer at the very low end of the valuation was rejected in the summer of 2011. An interested party from London had expressed an interest in the property although they had not sold their home, nevertheless at our 6 month review meeting with Mr Carden recognised that this couple were genuine interested buyers. They were frequent visitors to Teignmouth and he managed these visits very professionally over an 18 month period during which time they lost two sale agreements with buyers pulling out. On the last occasion Mr Carden advised that we kept our house off the market to await the outcome of our potential buyers renewed sale because he thought they had a better chance of finding buyers in London than we had in Teignmouth ( in the negotiated price band). Three months later we had sold to these very people
