Zero stars will be too high for this estate agent.

We are the professional landlord of Numbers of properties in the UK. We have purchased the rental property via Top 365 in the past. The process was a bit slow but all went in the end. ( 6 months)We have passed the managing of the property to Top 365. Numbers of small issues didn't resolve before completion of the property. After visiting the property after a few months of complication the required work still wasn’t carried out or completed ( witch we ware assured it will be down). The rent payment was constantly to be a chase, including statements etc. The work has been carried out without our authorization. Very complicated way of understating statement or contacts and tenants' rent schedule.
Few months after buying first property via Top 365. We have been approached with Top 365 to buy the second house via then. It was a new build house next to our property so it sounds like a good decision. The process was extremely slow this time due:-The house wasn’t ready for the seller when we been approached ( not water and gas connected to the house). -the building work wasn’t completed. ( we need to be told via builder that will take at least 3-4 mounts to be completed).-6 mounts later building work ware completed so the tenants moved in without required HMO license.- The HMO license wasn’t applied (a legal requirement to sell the property with tenants inside). Estate agent advised we can complete without HMO. Massive misleading information. Penalty to that up to 10k.- after numbers of chasing we been told all is fine, we will complete after license been issued.After almost 10 mounts of dealing with it applying for a mortgage and reapplying to pay twice for survey etc Top 365 start advertised the property behind our back and found a new buyer without telling us. They claim the property is worth more. Firstly all issue was related to them and potentials owner witch is an investor in Top 365 not to us they purely mislead us in numbers occasionally and all the staff been laying to us. Very unprofessional very annoying and super poor service. I'd like to advise all potential clients ( tenants, landlords) Please stay away from them.
The should be called Down 365 or Lay 365 24/7
We're so disgusted by the way how they operate.

Very unprofessional having to jump through hoops to get my deposit back. When questioned when I should be expecting my deposit back they stopped replying to my emails. Very bad customer service. Avoid at all cost!

absolutely ridiculous bunch of jokers working at the top365 office. Have many many complaints about them. Unable to carry out basic communication, continuous lies being told. Have no clue how they are still running as a business. Even have proof of the lies told by this company and its staff. When called out on their rubbish responses they decide to act childish and would rather not continue the conversation, or decide themselves that whatever we are communicating is deemed 'invalid'. AVOID AT ALL COSTS, cannot express thus concern enough!!

We are extremely sorry that you lost the property, please try and understand that this was a decision by the property owner not the agent, we also have no control over the delays between the builder and the property owner. We have been advised it is not illegal to have a property tenanted without an HMO licence, the property is compliant once acknowledgment has been given of the application and the first instalment paid. This has been confirmed by Nottingham City Council, Broxtowe Borough Council and East Midlands Property Owners, the largest landlord’s association in the Midlands.

On the 1st August 2018 there were 19,000 new applications made for selective licences in Nottinghamshire, to date there have only been 1000 licences granted. Based on the advice you have been given this would mean 18,000 people have been operating their properties illegally, in Nottinghamshire, for nearly two years with subsequent fines of over £180 million.

The HMO licence for the property was applied for and the property inspected by the HMO officer before the tenancy start date. The HMO officer gave a list of required works which were all completed within a few weeks.

The purpose of an HMO license is to ensure the correct level of compliance is being met with regards to health, fire and safety whist ensuring the licence holder meets the necessary requirements for a responsible person.

In practice it is impossible for properties to have to remain empty for years whist local councils bear the brunt of huge workloads, it is therefore accepted that once the application has been acknowledged and part paid the property is compliant.
You were certainly not misled; the information you were given was entirely correct.

We appreciate you’re led by the advice of your solicitor, unfortunately acting on this advice can occasionally result in delays that some vendors are not willing to accept.

With regards to the rest of your email, students are reliant on their loans to pay their rent, once received we pay all rent to our landlords within five working days. If your rent is delayed it is due to a late payment by the tenants, with students this is often due to a delay with the student loan finance, this is fairly common most years. With regards to the statements we apologise for this, in an attempt to maximize efficiency and modernise our service, we adopted a drop box system, this has caused issues with some landlords. An emailed version should have been sent through.

In order to maximise our level of service, our management agreement does state that works costing under £100 can be carried out without prior consent, this allows us to complete minor or urgent works quickly.
