Initial crossed wires with the paperwork

Main issue was the abysmal way in which they dealt with the aftermath of a leak and subsequent flood in our property.

There had been an unchecked leak in the house for a couple of days prior to our move. There had been two prior leaks from the flat upstairs, which obviously was the fault of the landlord for that property; though SM were aware of the issue.

We moved in to a place that reaked of damp, the carpets wet, and the basement kitchen a giant puddle; the laminate flooring was actually warped which suggests the leak had been going on for more than a day.

No one was willing to help; the indifference of the agency was apalling.

The property was also not cleaned / repaired to a good standard and the back door lock was broken (sealing the door shut) which could have jeoparadised our lives in the event of a fire.

They are also the only agency I came across that charge a guarantor fee - which simply involves the ticking of a few boxes and a signature. A guarantor fee is designed for their peace of mind when an individual has a low income - so that\'s a kick in the shin to those unfortunate enough to not have a lot of money.
