I am writing this review to tell you that I am deeply disappointed with my experience so far with Hamptons Estate and Management Company.
My partner and I moved into our property in The Baynards on 31 October and a number of issues that were agreed via email before our move have not occurred or been put into place. These issues include:
1. Putting in the written contract something different to what we had previously agreed, namely repainting only the hallway and not the entire flat (as was previously verbally agreed with the letting agent from the estate company). As a result of this, we have repainted the main bedroom and living room, at our personal expense.
2. Leaving unwanted items in the flat, that should have come unfurnished. This includes a chest of drawers that we haven't had permission to dispose of, despite having flagged it up as a problem the first time we saw the flat (before moving in). We have even offered to dispose of this furniture at our personal expense but have not received the permission to do so.
3. A number of maintenance issues that have taken a long time to resolve and with no visibility or communication about timeline. We have previously contacted you about a number of concerns at the property, for example issues with the boiler, windows, air conditioning, and balcony door. We have received responses stating that these matters will be investigated, but without any further communication about the result of the investigations.
4. We have asked several times for the annual report on the air conditioning, including before the contract was agreed, however this has never been sent to us and we have no verification that this report was ever made. We have subsequently asked for this report- numerous times - but without receiving anything.
5. We have also complained and contacted you numerous times about the mould growing on the curtains in the entire flat and on the windows, which were not in clean and tidy conditions, and this has not been addressed. This is a serious health hazard and we are very disappointed at the lack of attention to this potentially dangerous problem. We have personally removed the mould on the windows and taken the curtains off, to attempt to get them dry cleaned, but were unable to get them professionally cleaned because of the age of the curtains (we were told that the curtains would very likely disintegrate if attempt was made to clean them, due to their age and poor condition). We have replaced the curtains in the bedroom at our own expense.We have even offered again, as before, to dispose of this furniture at our personal expense but have not received the permission to do so (we reported it the 12th of December and we are still waiting for the Landlord decision as of the 5th of January).
6. When we agreed to the contract we accepted the landlord’s request of a break closure in the contract. We did that on the condition that the above concerns were dealt with. They have not been dealt with, despite the agreement to do so and despite multiple requests to Hamptons’ management, and we still have a number of issues outstanding without the prospect of a solution.
We always pay our rent on time, and we are paying a considerable amount of money on a weekly basis to live at this property. We have lived in The Baynards for 5 years, in a different property, and never previously had any issues with the estate and management company or landlord. Our recent experience was completely unexpected, and we are very upset with how we have been treated so far. Before we signed the contact, our communication with the landlord was very prompt, but since we have signed the contract we have been ignored and nothing has been done.
I would strongly advised against renting a property that Hamptons manage if you don't want to face similar grief.
