We recently receive a newsletter from one of my fellow tenants in a ajacent block saying tnat they had been to court for none payment of fees. They received a 50% reduction by the judge and recommended the OM\'s level of fees should be referred to Leeds County Court.
We have been here for over 5 years and every year the schedule has been more and more with OM stating they need a "back-up" fund to pay for any extra "services/damages. We live in a ground floor apartment and have the communial bin shed built onto our property. We had a fire inside the bin shed and when the fire brigade came they wanted to get into our apartment to make sure there wasn\'t any internal damage. At the time we were abroad sorting out a family berevement so weren\'t around,fortuneately there wasn\'t any damage but to this day OM haven\'t repaired the inside of the binshed!!
Numerous residents,including ouselves, have had numerous meeting with representatives of OM about ongoing problems ie poor cleaning standards from window cleaning contractors and communial area cleaning contractors, none repair of carpark lighting that had been damaged from vehicles. The latest problem we have is that the lock/handle of the main front door is extremely loose, I have already had to resecure it to prevent further damage. We have a so-called "caretaker" who is supposed to visit the development on a regular basis and he is obviously blind because it\'s still in need of repair.
All-in-all I can\'t believe this company is still trading. They tried to get rid of the bad rep they have by changing their name from "Peveral" to "OM" but that has succeeded. I will be sending a message to Mr Paul Wood of OM requesting a refund for past payment and i will be stopping my d/d immediately.

I am also a resident at York Dale and recently had problems with OM Propery Management (June 2013).
Did anyone get anywhere with complaints following this thread?

I am a resident of York dale and would agree totally with your comments, are you aware of the following charges are levied by Om on your schedule one.
All areas of grass paving around every apartment every bin store on the development whether you use it or not is charged to everyone on the estate, i.e if they repair Holly well paths or put a digital lock on the bin store or clean glass from their bin store you pay for it on schedule 1, The grounds maintenance costing only 14k a year it topped up by your developer for his maintenance by another 13k we all pay on average 27k for landscaping you even pay for apartments grass cutting other than your own,

OM also charge you 2.50 per check on cars in your carpark they even charge you to tow them if they feel it necessary. what give them the right to VNC your guests cars and charge you.

Are you aware that the developer can recharge anything he likes back through the Management company and they dont want to query any charges because they will lose Shepherd Homes account.

Are you aware that the Caretaker is charged the schedule 1 at 25% of his cost and that we pay for his tools mobile phone,

OM also charge everyone for a careline this is an emergency call centre owned by them it costs you 500 per year they don't tender it out and its a profit making section of OM, is this fair?

OM dont get best value they don't retender any groundworks or repairs on a yearly basis they just continue without checking the market or even checking invoices.

OM also charge each and every one of us 60 a year for them to manage this estate on schedule 1 but guess what if you check your floor area percentage you could be paying as much as 160 per for there very poor service. OM can charge you what they want without consultation the pest control is an example 4 residents backing on to the Leeds city woods complained about Squirl pest as a result we all now pay towards a 4000 a year bill OM state they need to protect themselves form being sued for squirl damage claims, this is rubbish.

We all need to email Shepherd Homes contesting these fees and write to our MP mr G mudie complaining about OM and Shepherds.

The OFT is a further avenue to complain Mr D Clutterbuck needs contacting at leeds OFT

We all need to register a dispute with OM on a mass level there 34000 a year fees on schedule 1 alone is a 100% uplift on the cost of maintenance

i wouldnt recomend stopping your direct debit, it will give them amunition to add extra charges to your account and they will have the legal highground.
you need to work out how to get them removed as you managing agents by RTM with support from other owners or there may be easier ways to do it depending on the circumstances of your site.
