I lived in a studio "managed" by Angelou during 15 months.Before signing with Angelou, I tried to find reviews online. Since she frequently closes her companies and change their names, I could not really find anything, except a couple of reviews saying that she was extremely unprofessional.

In fifteen months:

-I kindly accepted to vacate my flat 2 weeks to let the contractors work ( didn't get any rent deduction) in order to refurbish the bathroom. Three days before my return, I received an email saying that there was a water leak and I could not live in the flat and that the insurance of my landlord would provide an hotel for two weeks. Actually, it lasted almost two months and I had to change my hotel more than five times because Angelou didn't update me, the Insurance and the emergency accommodation. When I asked Angelou to give me the name of her Manager in order to complain, she replied that she was Free-Lance and she didn't even give me the letting agent redress scheme in order to escalate the problem (legally, it must be on her website but of course, it's not). She became emotional by phone and hung up on me.

-She let the Contractors keep the he parking remote for 8 months as they were supposed to come back to finish something in the bathroom (they never did) and she just forgot that the parking remote was with them, so I could not use my parking place during all this time.

-The EPC rate of this studio is F (which is illegal), without central heating. When I signed my contract, we agreed that the windows would be changed, (double gazed) which could have improved the EPC but nothing has been done. Angelou was supposed to send contractors for the windows but nothing has been done in 15 months, despite my emails asking for updates. .

-In summer, one of the windows opened when I was away, the Concierge managed to (temporary) close it with a plank of wood, I immediately advised Angelou by email, providing pictures, she never replied and I spent the whole summer not being able to open/close the window.

- She tried to charge me 190 Pounds to clean the studio, using a company that she wanted. This company doesn't provide any official quote and their website has not been updated since 2011, which is DODGY.It seems that this company has been dissolved in 2017.

-The Council of Tower Hamlet had to write to Angelou twice (for the bathroom and the windows) to ask her to work properly.

Angelou is unprofessional and unreliable.To make her work, you have to chase her and to contact the Landlord. She gets upset when you do it, pretends that she works and disappears again. She creates a very vicious circle and it's extremely tiring. If you complain, she claims that she is alone and too busy to sit and reply emails, which is not acceptable (she should use emails on her phone like everyone does in 2020).

As landlord of 'Islington' I can verify that the property and furnishings were destroyed by the tenant to the extent that very significant cost had to be incurred to make the property habitable and in a condition to rent out again. There were severe breaches of the terms of contract and all retained deposit money was approved by the TDS adjudicator.

I really feel for you, don't hesitate to contact the Property Ombudsman if necessary, they supported my complaint in 2021 and I have received a financial compensation directly paid by Ivy House Residential for the window issue.

I rented a property through Angelou during 2020, I can agree whole heartedly with what Wapping is saying. She uses “contractors” that aren’t registered businesses such as “Shiftys” or “jacks maintenance” and has the dates on the invoices all wrong. She is loved by the people she works on behalf and is against the tenants. Be careful what you say over text as a friendly message will be twisted and used against you when you come to move out. Angelou spends the time you’re in one of her managed homes collecting evidence against you in Order to keep your deposits.

The case is now with the Property Ombudsman and I will let them
judge of the situation, the email correspondence, screenshots, pictures and videos will be reviewed and I am glad to have a third party involved in order to get a neutral opinion. I have been treated badly by the Director of Ivy house Residential and, sadly, I am not the only one, please see reviews on All Agents from her previous company, McQueen property with tenants facing exactly the same issues: unsolved problems, lack of replies, etc...

I also think that’s extremely selfish and disrespectful to deny people’s distress because you didn’t experiment this kind of treatment.

Wow, your review is a bit harsh.
I've both owned and been a tenant in Wapping and Limehouse for 20 years and have always used Angelou as our agent.
I want to be a devils advocate here as I've had the experience of being on both sides of firstly, the tenancy fence and then the landlord fence.

I tenanted a couple of properties in Wapping which were both in old warehouse listed buildings and had F EPC ratings, as I understand it listed buildings are exempt from EPC ratings as little can be done to correct them, you've not mentioned if the building was a listed building, but I can't imagine the building was anything else as a non listed building with an F EPC couldn't be rented out, so if it was that's hardly Angelou's fault is it?

To change windows in a listed building can sometimes take years as its a requirement by law to obtain permission from the heritage society. Again I am assuming that this was a listed building.

In a property I owned in Limehouse I had a disaster, my tenants had to vacate and as the builders were repairing a job they kept discovering more damage caused by other properties above, I specifically recall that I had no leverage over the hotels that the tenants were placed in by the insurance company. If it was that bad why didn't you just terminate your tenancy?

You've stated that you were paying £1148 per month which is unbelievably cheap for Wapping and you were getting a brand new bathroom.

From what I have experienced of Angelou I can say she wasn't the way you are describing her, and I think its unfair to publicly attempt to discredit and destroy her reputation on a public forum, especially in the middle of this covid pandemic, a tad selfish and disrespectful if you ask me.

I will continue to use Angelou as I've never experienced anything of what you are suggesting and all of my tenants have been extremely happy with her level of service and care.
