I suppose they were a reasonable agent whilst staying at the property however be VERY, VERY CAREFUL when you move out of the property that there are no outstanding repairs or cleaning to the property however minor because their contractors will charge extortionate amounts to carry out the work. We had professional cleaners come into the property to carry out the cleaning. It was cleaned from top to bottom however the shower screen was still smeared when they had finished. In addition an IKEA sofa cover needed a steam clean. There were a number of othe rvery minor bits of cleaning which we did on the spot (I\'m talking washing powder residue in the washing machine dispenser here!). We were charged £81 for the smeared shower screen and steam clean of the sofa cover which we were told took 4 hours work! The whole property was cleaned by ourselves from top to bottom for £70.
We were also charged £105 labour (not materials) to re-fix a door handle and put up a coat rail - 2 and half hours labour for jobs that would take an hour at the most.
They know they have your deposit money and you will not be able to query this if they produce invoices. The contractors know this is a licence to print money and charge accordingly.
In addition during the tenancy they sent out a warning letter after a neighbour complained about noise coming from our property . This was despite the fact that they did not know who the complainant was, they did not take any details of when the incident happened, and they made no effort us to contact us to establish the veracity of their claim before sending out their warning letter. This is really quite a basic and unprofessional error.
They are an unethical landlord and to be avoided at all costs.

Hi there, and thank you for your comments on our services. As per the lease end letter we send to you 2 months before the move out date, if all the cleaning guidelines had been followed, we would not have had to instruct any works. We do work with contractors who are reasonably priced, and so if the cleaning required 4 hours work, that's all that would be charged. If things are broken or damaged as a result of your tenancy then we have an obligation to have them repaired. We also have a responsibility to act on neighbour complaints and sometimes they prefer to be anonymous for obvious reasons, it can cause further tension between residents. We send a letter so that we have a recorded event on our system, which the Council and the Noise Team will ask for, should the situation worsen (again, to prove that we've acted responsibly). I note that it would be good customer service to speak with all tenants about a complaint in the first instance, and we normally do this, however I will take this point on board and appreciate your feedback.
