I'm a landlord with numerous student properties in Jesmond. I have found Rhapsody to be absolutely excellent with regards to looking after my hard earned investments, and also finding tenants that look after the places for me. The Rhapsody team are very friendly, and are always contactable and action anything that I might ask to be done as soon as poss. However, as they have years of experience between them, they generally just crack on and use they initiative so I have very few issues. As for invoicing and payment etc, I have everything in on time, and at the same time I'm sent scanned copies of all receipts for any costs/work done so I can verify costs. They have a great team of tradesmen who also resolve any problems very quickly and at great rates. With regards to tenants they are also very scrupulous with taking photos and doing a very detailed itinerary upon check in and check out, to safeguard the propertied and the contents, as my houses are done up to a very high standard. From my feedback with the students, they say how nice Rhapsody are to deal with, and especially how quick they are at sending someone round to resolve any issue. Rhapsody also pay regular visits to all my properties to make sure they are being looked after and that the students are happy with everything.
Finally, it's worth saying that as I am not living in the area, Gail helped me view properties when I visited for the day, and also oversaw the refurbishment of them all. She is also very experienced in this field, and so has a great understanding of property and what work needs doing, whether it be a refurb or ongoing works when required. And because she understands it, she also understands what a tradesmen should charge, so I'm 100% confident in all the work done, the works she subs out and her abilities. She is very straightforward with everything, so you know exactly where you stand, which means there's no need to worry about anything. If there was she'd tell you.
They are a cracking team, which is why they look after hundred of properties for a lot of the local landlords and have been in business for years. As an aside to this, whenever I speak to other agents about properties for sale and I mention that my properties are looked after by Gail and Rhapsody Lettings, they all commend me on my choice of lettings agent and have nothing but the highest regards for her. Which says a lot in my book, particularly in the field of student lettings which can be a minefield of charlatans. Thanks Gail & Kim and all the team, keep up the great work! Cheers!
