I paid £250 to Fine & Country (Canterbury branch) for them to market my property. They subsequently pressurised me into putting it on the market for £20,000 less than I had been told it was worth. I reluctantly agreed as I was keen to downsize and move to another area.
During the time the property was listed with them they put me under constant pressure to accept low offers and tried to infer that I was being unreasonable when I would not accept these offers. They tried to pressurise me into moving into rented accommodation to facilitate a sale at £40,0000 below my asking price and were extremely rude when I would not agree, inferring that I was the one who was being difficult!
They eventually found a buyer at the lower price they had manipulated me into agreeing to, but again insisted that I move into rented accommodation almost immediately to facilitate the sale. They subjected me to constant pressure by emailing, phoning and texting to the extent that I felt physically ill. My GP advised that I took a short break from the situation, so I asked them to desist during this time, but the emails, phone calls and texting continued until my daughter phoned Ross Anderson and pleaded with him to stop.
This high-pressure action was counter-productive as it meant I could not focus properly on finding another property within the very small window allowed by the buyer, so the sale fell through. I blame their high-pressure tactics for the loss of this sale.
They continually inferred that I was asking too much for my property, a 4 bedroom detached house with a large garden in Kingsgate, Broadstairs overlooking the Northforeland Golf course, in an attempt to drive the price down. Although at £780,000 it was only £80,00 more than a flat with no garden on sale for £700,000 in a less attractive area close by.
The Manager Ross Anderson was very abrupt to the point of rudeness, whilst their staff member Jade was outrageously rude. When I complained about her rudeness to Ross Anderson I did not even receive a reply, let alone an apology.
Previously, they had a Manager called Nigel Mowat who was very polite and professional, but when Ross Anderson took over the standard fell. Nigel assured me that the payment of £250 meant that my property would stay on their register until a buyer was found. However, when the sale fell through they advised me they would not continue to market it, but have not offered to refund the £250. I will post further about my progress in obtaining a refund. I will pursue a complaint against them should they fail to refund this money, as they have broken the undertaking made to me by the previous manager.
I am very unhappy with the behavior of this estate agent they are not honorable and care only about making a quick profit. They are not at all interested in providing a quality service. I would advise other buyers and sellers of property to steer well clear of them.
