Zoom995 have a successful business and it is not my place to start advising on how to run one, however Estate Agents have to tread a fine line between supporting the landlord (their customer, likely a retained customer) and the tenant (also their customer, possibly a returning customer) and those who apply a holistic, common-sense driven approach rather than pander to the customer they are retaining (the landlord) will ultimately prevail.
Advice to tenants irrespective of agent: I maintain my stance that regardless of agent reputation, every communication be over email with read receipts and every issue time and date stamped, as however nice the agents are on check-in day, on check-out they will almost always side with the landlord as they are the ones whose business they risk losing. Do not waste your time with any good will gestures as these will likely be ignored in favour of petty squabbles over tiny amounts of money.
I have dealt with some excellent agents over the years as both landlord and tenant - Davis Tate in Reading, Chequers in Basingstoke, Belvoir...common denominator was fairness. If I replaced a faulty washing machine for my tenant within 24 hours, my expectations were commensurate from them. If they left a few scuff marks but re-painted a wall, I would not make the claim against the tenant for the scuffs and on a few occasions in the early days my agents would reason with me and remind me of positive contributions the tenant had made, which made me respect the agent more.
As I said, I am not trying to tell them how to run their business, but perhaps a lesson learned for Zoom995 is that when they have an unreasonable landlord trying to eek out every penny they can get, give them a true picture. It was there in plain English in the checkout document.
