Without a doubt one of the top contenders for worst letting agents in Kent. Nightmarish to deal with and you will constantly find yourself chasing these incompetent fools in your free time and they still won't fulfill your simple request for months. This extends to not repairing basic amenities and giving no explanation despite countless emails then giving excuses and displaying generally poor communication on numerous occasions, except for when taking your money and accusing you of not paying rent when they didn't even check whether you have made the payment or not. Really pray nothing goes wrong in your house, although most likely there will be issues with the house that weren't properly recorded during inventory (which they will also accuse you of breaking. Literally too many issues to bring up, but it's not worth any more of my time. to summarise, IF YOU ARE NOT ABSOLUTELY IN LOVE WITH THE HOUSE - AVOID ABODE AT ALL COSTS.

I'm having the same problem, except none of my housemates have received their deposits! I've had no response to my emails past the 5th of August. We have all sent them our banking information so that can't be an excuse. I would not recommend Abode at all. ...

Funny how we get a response from a bad review, but can’t get an actuall email reply from you after numerous emails have been sent. There was food in the freezer when we moved in, that Turkey looked like it had been there for about 10 years! We are very disappointed with this review, as it contains many false accusations and inaccuracies. On the day that you were due to move in you had neither signed the tenancy which had been sent to you for electronic signature, or paid the deposit or first months rent. We called you first thing in the morning to advise that we couldn't release keys without all of these being received. As you were not in Canterbury to personally collect keys you sent your parents who insisted on paying cash. ...

I have investigated this with our staff member who you dealt with on all of the viewings and I am satisfied her information to you at all times both verbally and in writing has been accurate. The landlord agreed to let the 4 bedroom house to 3 students for a fixed rent but if a 4th person was found the rent would go down per room to make up for the extra rent received. Unfortunately, I would have to disagree! The communication is awful, the staff are condescending and we have had an incredibly stressful time constantly trying to get into contact with Abode as it is near impossible to sort issues through them. It’s a shame as it was very promising in the beginning, but with hidden problems with our house, having to live with these issues as communication is so poor and being spoken to terribly, I would never recommend abode. ...

Hi Nick, I know which flat you mean and I'm really sorry you had a bad experience. We do always try to keep our tenants happy and I can categorically say our intentions towards our tenants are always good. Sometimes we can't just replace appliances without having them checked first for faults and remedies. Hi there, Thanks for taking the time to leave this review even though it is terrible. The deposit release time for student houses is a difficult time for us and i'd imagine all agents. Cleans are a contentious issue and we try our hardest to keep all deposit deductions to a minimum as we know it causes upset to tenants and can change a happy tenant for the past year to feeling unfairly treated at the end. Our worst reviews come straight after deposit releases so we do realise it does not go ...
