I would seriously recommend avoiding Tomlinson Estate Management. They are incredibly dishonest - before signing our contract we were promised that all their properties were professionally cleaned before new tenants moved in, however when we arrived the house was filthy. There was a lot of mould in the bathrooms, food in the oven, hair and used fake nails left in drawers etc.
When we moved out they took a large chunk of our deposit for cleaning, even though we left the house in a much better condition than we had found it. We have tried to talk to them about this but they are very slow to reply to emails and when they do they do not address any of the issues, they are very unhelpful, unfriendly and tell us to talk to the Tenancy Deposit Dispute Service, even though the dispute service says you must try to negotiate first. We have requested the inventory we filled in at the start of the tenancy to prove that the house was dirty when we moved in but they refuse to send it to us.
Overall I have found them very difficult to deal with, uncooperative and dishonest. It seems they are just out to rip people off.
What agent could do to change your mind?
The agent should make more of an effort to be helpful and friendly in correspondence with their tenants. They should not make dishonest claims, hide evidence and refuse to cooperate with negotiations.
