AVOID AT ALL COSTS. We moved into our rented property under the understanding that the filthy carpets (80% stained with dog urine) would be replaced, plumbing and electrics fixed and that everything would be in full working order. Having paid extensive fees to Romans, we moved into a property with a dishwasher uninstalled in the living room, every sink blocked and unfunctioning, a broken shower and bath, a leaking pipe dripping onto an extension cable (supplying electricity to the kitchen) which was dishing out ELECTRIC SHOCKS, heavily stained carpets not replaced as promised, loose wiring trailing out of the walls, and a huge quantity of the previous tenant's rubbish shoved into every drawer, cupboard and shed available. When we complained (on day 1 of our tenancy, and nearly daily for the last month) we received no apology, no prompt action, and in fact the landlord's elderly parents turned up unannounced along with another unidentified person to 'solve the problems'. With them being elderly and far from qualified electricians or contractors, needless to say this didn't go well. Again, when I complained to Romans about this being a breach of our rights as tenants, they said there was nothing they could do to stop these people turning up. This is a 'fully managed' property, where we legally require 24 hours written notice about anyone attending, not strangers turning up and letting themselves in. We now have a leaking roof, with water running through a light fitting into the kitchen, on top of the existing issues and we have lived here for a month now. When I phoned the emergency maintenance line, we were told that if the dripping water from the light fixture had stopped by the time someone arrived (which it has, because we have a bath full of dirty water to avoid said water leaking through the floor into the light fittings downstairs and dishing out even more electric shocks, blowing fuses etc) we would be liable for the call-out fee and repair costs, as it's not classed as an emergency. Quite how not having had washing facilities, a functioning kitchen, working lights or safe wiring for a MONTH isn't an emergency is beyond me. Our 'Property Manager' doesn't reply to us, the service has been appalling, expensive and hugely stressful and I can't emphasise enough how regretful I am that we have leased a property through Romans. Avoid at all costs.
