They had a landlord managing the property from ALGERIA!!! We had a roaming UK mobile number to call (costing us a bundle!!!). Of course, the heating stopped working so they got in two handymen - neither of which was Gas Safe registered - who started pulling up the floor boards. They put the heaters back in such a poor state, they started to flood the flat. I was 38 weeks pregnant at the time. We jumped up and down and, to their credit, Hawes & Co used their contractor and took over management of the flat, but how could they accept a landlord who doesn\'t even live in the country and is managing the premises? Every other estate agent I have used have expressed horror at this. At the very least, they should have advised us from the outset.

Thank you for your comments. It is at Landlord discretion whether to use the management service offered by the Agent. In this case the Landlord has local maintenance people and this has worked successfully since we took the property on our books in 2005. Regarding the heating, this runs on a centralised boiler in the block so the problem was not as simple as you would expect with an individual boiler etc. It was only when it transpired that there were ongoing problems with the heating (that the Landlord was handling independently) that Hawes & Co interjected and were able to send a Gas Safe engineer from our own Miantenance Team to attend. The Landlord then agreed to take the Management service and we have been managing the property ever since. With regards to contact details for the Landlord this was fully explained at the outset and email addresses supplied, along with a phone number in case of emergency.
