Despite the property being empty for several weeks before we moved in, they chose the first day of our tenancy to check the gas boiler for its gas certificate. It then failed, was condemned on two urgent safety grounds, and we were phoned the day we were due to collect keys to ask if we could delay moving in because "it was illegal for them to let us in the building". When we told them how much it would cost them to cancel our removal company, they found three electric heaters instead, said there was a back-up immersion that they "assumed would work" and gave us the keys. The back-up immersion and electric shower did not work because the electrics are dodgy. Two weeks in, and we now have a new boiler. So that just leaves the leaky garage, the front door that can\'t be closed, and the washing machine that you have to plug into an extension lead that crosses over the electric hob. And the hole in the floor where the old boiler was... A week\'s rent rebate doesn\'t make stop my six month old baby getting cold at night, nor give them a warm bath. I thought they were meant to be the most reputable letting agents.
What agent could do to change your mind?
Get gas certificate before we were due to move in, to give time for remedial work before it became an emergency. Check that the alternative source of hot water was working. Prioritise families with young children. Swiftly follow-up subsequent safety and security issues, e.g. faulty electrics and insecure front door.
