“Impolite, unfair...”

I have been a tenant with C&C for a year. In particular I entered as a replacement tenant in a previous agreement, renewed it for another year and terminated my tenancy in advance. I had the chance to experience the worst of the agency.
I was renting a room in a shared property managed by this agency. I entered the room with the promise that it was professionally cleaned and I noticed the carpet under the bed had not been hoovered for a very long time. I didn't complain at that time as I thought it was normal and I cleaned myself.
I was paying for a cleaning fee included in my rent. A professional cleaner should have cleaned the common spaces every two weeks.... well i have seen the cleaners, but they never cleaned. The cupboards were filthy outside and inside, the utility room was covered in a sticky layer of dirt and the carpet on the first and second floor was never hoovered. The facilities in the kitchen were meant to be cleaned quarterly and this never happened: the dishwasher was covered in a thick layer of mould. I have complained several times and I only got "fake answers": things like "the tenants should take care of the daily cleaning" and "we will instruct the cleaners" (really? never seen the result!). The few times they actually cared they would send a contractor that was often entering unannounced in the property (they claim to always send a mail, and they do, just the contractors never show up when expected!) I was already upset but the worst had to come!
When I had to leave the room and move I knew I would have to find a replacement tenant. I wanted to move in March and I personally went to the agency to ask for the property to be advertised already in January. I was suggested that it was maybe to early. I asked again in February and they promised to advertise. "Advertising" meant putting an Announcement only on C&C website, with the wrong pictures and the wrong dates. It took them 10 days and several emails and calls to convince them to put the right pics (that I had to shoot myself) and an advert on Spareroom. Finally, I had to reduce the rent and pay the difference myself to find a replacement tenant on time!
Last surprise was at the checkout! C&C requests the property to be professionally cleaned, as I remembered the conditions of the property at my arrival, I have cleaned myself, helped by my girlfriend. We have carefully checked everything (inside and outside the furniture, carpets, walls, switches, bathroom ,shower, windows) guess what? I was charged for a professional cleaning! They found a tiny spider under a window (guess what, under the roof after a week of rain!) and they claimed that my carpet had been shampoo washed at my arrival, so I had to repeat the treatment. It was totally useless to remind them that the carpet was actually dirty at my arrival (my bad: always, always always take pictures!!). I tried to complain, obviously the claim that decisions about the deposit are up to the landlord and I didn't have any written or graphic evidence of my case. I eventually paid 2h of cleaning and that was it.
Last but not least, they manage to be quite impolite when talking on the phone and replying to emails. Never again with C&C
