An unpleasant experience dealing with Dixons Harborne. We took measures to purchase a property that, it turned out, had already been sold. On investigation it turned out we were used as leverage to force the other party to exchange, incurring significant costs in the process. The agency claimed to have not been aware, however correspondence recorded on their own CRM (system) indicated otherwise, that the "previously interested, no longer involved party" had in fact expressed continued interest and intended to exchange the whole time.
This information was never communicated to us by the agency, and we were none the wiser until a full fortnight after the fact, when they exchanged beneath us, seemingly (but not actually) out of nowhere. After a meeting with the buyer, we discovered that their offer had never been off the table, and that the agency and the sellers' solicitors had been contacting them daily to force the exchange through.
If Dixons had been transparent with the information they knew, we would never have made an offer on the property, let along incurred costs under the pretence that we might have been able to make the exchange.
Further to this, we mystery shopped another apartment several weeks later, only to discover that that was *also* sold, and we were advised that we should rush to exchange in order to beat the other purchasers out of their sale.
Not illegal, but extremely underhanded and makes a mockery of agents that act in good faith and on behalf of potential purchasers.
A wholly unpleasant experience, so much so that even if our dream home came up on Dixons' books, we would avoid.
