I knew from my initial meeting with their representative Dave, that Hunters was the estate agents for me....they had me at "hello!"
I felt Dave had the edge over other estate agents I interviewed because he listened well, wasn't pushy and was genuinely interested to hear my thoughts about the property I wished to sell, something which was reflected in the amazing property details he posted online.
He shared my vision in terms of how we could successfully dress and market the property, without spending a huge fortune and still reach it's full market potential by appealing to the widest customer demographics Hunters could reach through various types of advertising....this I'm glad to say, didn't include a 'for sale' sign perched indiscreetly outside the property, as I wished to keep the sale a bit low key from my immediate neighbours.
Dave's knowledge, experience and advice was invaluable and gave me the confidence to trust him and the team at Hunters, namely Joseph and Sarah, to just go for it!!
My budget wasn't huge so Dave wisely advised me where I needed to splash the cash, make do and mend and most importantly, where to just use a bit of elbow grease!! He was also really patient and understanding when I experienced delays with my builder and missed a couple of deadlines with the photographer. Dave preferred that I should take more time and get this part right because of the huge importance and impact it would have on potential buyers, when the property hit the media.
Dave crucially assessed the value of my property at key stages before it was advertised and marketed. After seeing the property dressed and photographed, he decided confidently that it deserved a chance to be in a higher price group valuation, a decision critical in today's challenging property market especially if the agent gets this wrong!
It was reassuring to know I had the full help, trust and support of all the team at Hunters, who kept me in the loop by managing and alerting me to all the viewer appointments, offered lots of feedback and with Dave's superb negotiating skills, helped me secure the price we reached in the end with the buyer.
So after six weeks of advertising on various media, a steady stream of viewers, over a thousand visits on a property website beginning with the letter 'Z' and just as the market was winding down for late autumn, I finally sold just 10K under the top end of the higher valuation. What a result!!
I really could not have been in better, professional, responsible and safer hands and I would thoroughly recommend Hunters at Forest Hill.
Comment on agent fees
It was a lot to pay but the fee was absorbed into a much bigger profit I never expected to get and that was down to Dave's exceptional marketing and negotiating skills.
