We sold our late mothers house in Kettering (2018) and had 3 agents round to view the property. Of the 3 William H Brown gave the impression that they were keen to sell the house and had numerous people looking for this type of property. They also valued the house higher than the other estate agents that viewed the property but said that this was realistic as they had sold recent properties in the area for a similar price. For reference the asking price was £170k)
When we signed the contract, we signed for 'premium service' that would include 2 open house days, high level of photography and as an incentive to his agents agreed that the guide price would be £10k lower than the valuation (on at £160k) and that the commission would be an extra £100 per £1000 over this. This, they assured us would push their agents.
How wrong they wereâ¦..
There were no open days. When we asked about this we were told that we (yes, we who are not estate agents and were being guided by the professionals we'd employed) had valued the house too high. We were encouraged to drop the asking price to £150k (closer to the other estate agents who had been round).
When we complained and asked if they would drop their fees they said that it was our decision on the house price and would have to accept this is the current market.
In hindsight we should have said that for every £1000 below £150k they should lower their commission by £100. This would certainly have focused the agents minds more.
We would strongly recommend that if any potential sellers are offered the same deal you add this stipulation. After all, if they are happy for you to accept additional fees they should be willing to go the other wayâ¦
When it came to taking pictures of the interior we were assured that the photographer would be 'sympathetic' ensuring drawers and cupboards were closed and that they would be careful to show it in its best light.
We were not informed when the photographs would be taken and as a result when they took the photographs the hose was still in the process of being cleared so it was 'messy'. Any drawers or cupboards were not closed and frankly, the house looked a mess.
We complained and in fairness they did come back and take a new set of pictures (but left both sets on the website despite asking for the 'messy' ones to be removed.
We never got any feedback from the first initial viewings which might have suggested anything to improve the appearance for potential viewers, it was something we had to ask about.
If you are employing someone the sell your property â and paying for a premium service â we would expect a good level of feedback.
On one occasion I went round four days after a viewing and found that they had left the back door unlocked. I rang to complain about this and the response was 'whoops, sorry'.
Comment on agent fees
For the service they gave too high. It was not the premium service we had been led to expect - no open house viewings as promised
