Out of the 10 different agencies I've hired from in my short time as a renter this company takes the cake.
With only 12 days notice before our move in date they decide to cancel our tenancy agreement due to a delay on our part for submitting forms.
We were given less than a week to complete an online form for their legal agency Legal 4 Landlords. This form is riddled with problems and errors, and it took 4 days and 3 new links to finally complete the form successfully. But apparently that is our fault and we were too slow. I had complained to the agency that I was having issues with their legal firms online forms, and that was used against us as reason to terminate our policy.
We had been given paperwork a few days before the Christmas holidays. However we were all at home away from computers that would allow us to complete the forms. This was mentioned to the agency and a clear line of communication had always been held. Bare in mind we'd already paid our deposits before even beginning paperwork. We all returned our paperwork promptly after the holidays.
However we were told our guarantor forms would take too long to process before moving in and were therefor terminated our move. Despite having paid a deposit months previously.
We have now been left with 12 days, to find somewhere new to live.
This companies callous approach to handling peoples homes has left 4 young professionals borderline homeless. As we had already confirmed our move in dates, handed in our notice to our current house and found people to move into our old house.
In 12 days we will be homeless unless we can somehow all find somewhere to live.
Thank you Eastbank Studios, and Legal 4 Landlords for starting the new year off horribly.

We are very sorry that you feel that you have been let down. We are in a position now that all properties are licensed by the local council and we must have references that are passed by all tenants or guarantors in place.
You were sent a form on the 14th December by our office so that we could then submit your details to Legal 4 Landlords. By the 20th, we still hadn't received any forms and you informed us on that day that you were changing a member of the party that was moving in. Had you filled in the forms on the 14th December, with the existing people, that were moving in, you wouldn't have hit the Christmas period and we would have had an answer from Legal 4 Landlords prior to Christmas. You were then chased on the 3rd January by another member of the Eastbank team to fill these forms in. On the 8th January, we only received forms for 2 of your group and 2 were still outstanding. Raluca then chased again on the 9th January and you then sent these through. These were submitted to Legal 4 Landlords on the 10th January and links were then sent to you immediately. On the 14th January, the links had still not been accessed and Raluca chased once again. On the 16th one of your party had still not filled in the link and therefore, we still had no answer as to whether your references would pass. Finally, on 21st January we received a response from Legal 4 Landlords stating that 2 of you needed guarantors and 1 person had passed and we still hadn't had an answer on the final member. We then asked you for guarantors on the 21st and 22nd January, these have still not been received and when Jacqui called to inform you that we were not able to accept you as our tenants, you were only then willing to submit these details. We had chased you consistently for over a month.
As well as the above, 1 of your party was fully declined. Because Legal 4 Landlords were unable to verify certain information.
Due to the above, we felt that it was best for the landlord not to accept you as there were no guarantors in place, you did not supply them and we had been chasing you too many times, along with the fact that 1 member of your group had already changed, we felt that this was not going to make a stable letting for the landlord.
We have an obligation towards our landlords as well as our tenants.
Your holding deposit was returned on the same day that the decision was made not to accept you as tenants. It is standard procedure for letting agents to take a holding deposit in order to take the property off the market.
Once again, we are sorry for the inconvenience, but we hope you find a property quickly for you to move into.
