We were met with incompetence at every turn from this letting agent. It was almost impossible to gain viewings to the property we were interested in and when we finally managed to get one booked we were turned away at the door by the current tenant as the letting agency had not confirmed the viewing time. At the second attempt to view, with three kids in tow, the agent was 15 minutes late with no phone call to advise us otherwise, leaving us floating around outside the property with three bored and agitated children.
When we viewed the property the agent was friendly, but not very knowledgeable of the property as he was not from the lettings department. After viewing the first time we liked the property and decided on a second viewing to clear up some questions that we had which the previous agent could not answer and were then told that there there was another interested party viewing after us on the same morning. The second agent was late to the viewing, but at least this time had the courtesy to call and advise us, which was appreciated.
The actual viewing itself was OK, though the information we got was contradicted later in the viewing when enquiring about the the responsibility of the landlord to address things such as mould and an obviously dangerous bannister on the stairs. First we were told no the mould won't be sorted but when challenged on another large patch of mould in the bedroom we were told yes.
We decided that we'd take the property and said that we had a cheque book with us to pay the required holding fee, but were then told that nothing could be done until Monday and that it would be whoever got in first that would get the property, and that a telephone call would be fine. When we challenged this we got the same answer, but then out of the blue she mentioned that they have an answering machine switched on over the weekend and that if we were really interested we should leave a message on that. So, it had changed from 'nothing can be done till Monday' to 'leave a message.'
When we got back home we left a message, assuming that would be enough to secure the property and told them that we would phone first thing Monday morning to pay the holding fee over the phone as we were informed that we could. On Monday morning we phoned the agents, and were told that the property was already taken as the other couple had gone into the agents and handed in their completed forms and that this was the required action to secure the letting. We felt like we were not given an equal chance to secure the property as were not told that this was the case and it is clear that the other couple must have been told this.
We would discourage anyone from using this agent as along with their tardiness and incompetence their fees are some of the highest we have come across and they are certainly not worthy of such inflated prices.
