When I first read the many reviews of Heritage Properties on this website I might have been forgiven in thinking that Heritage were a Lettings specialist first and Estate Agent second. Let me dispel this notion by saying that the Leamington Spa branch of Heritage have an exceptionally talented and demonstrably successful team of Real Estate agents ably led by Mark Wadsworth and who, in my view, are very worthy of consideration by anyone seeking an agent to sell their home on their behalf.
I have devoted over thirty years of my career to the property development, investment and construction industries and having worked with Mark in a previous life I got to know him not only as being a completely straight forward, no nonsense competent agent but someone who also deploys great diplomacy when the occasion calls. He undoubtedly knows his market and, importantly, how to get the best out of it for his clients rather than simply 'sell your house'.
Earlier this year I needed help in selling a property in Milverton and set about contacting Mark again for advice on the best way of achieving my expectations. He had by now moved to Heritage Properties in Leamington and I was thankful that my search for a local agent was over. Having spent so long in the world of property one thing I have learned above all others is that once you find an agent you trust then you stick with him.
Not exactly the best of times to be selling a property but Mark sold the unit not once but twice after the first sale had exasperatingly fallen through. Mark and his people, particularly Louise who was always so positive and this rubs off on potential buyers, were not deterred and an alternative purchaser was introduced within a week of re-launch and completed 5 weeks later achieving 98% of our original anticipated sale price.
FWIW, I believe that the keys to success in selling in this still very difficult financial climate are a well presented property (if it is tired it simply won't sell except at a significant discount), a quality uncluttered and clear brochure, a realistic price and a first rate agent. I had the property, Mark provided the three remaining ingredients. It is the individuals that make a business and Richard Hill (Heritage owner) has a good team in Leamington.

I don't think anyone is going to be happy with paying fees, however Marc presented me with an outline of what I was expected to pay and when they needed to be paid. Although I did go into the branch to pay, they do have the option to pay over the phone as a flexible option.
