I have rented my flat through Orchards of London (finding a tenant + management). It turned out being a very bad decision, a nightmare.
They have failed to do anything profesionally and have been very misleading (not very legal in my view).
As an example, I have been offered and have signed a 2-year contract. But after one year, the tenants decided to leave even if they couldn\'t. Instead of notifying them they couldn\'t, Orchards forwarded me their notice and was explaining me the contract should have been one year and put a lot of pressure on me for me to sign an "amended" contract...
As well, the tenants have damaged the flat. Orchards told me they could not do anything about it. They did not try to help and asked me to claim on my insurance, lying about the nature of the matter.... again not very legal I would say. As I refused, they turned against me... But finally, 4 months later they decided to do something and appointed someone to repair. It was agreed they would have to warn me before doing anything. They did not and the work done was terrible. And they do not want to repair.
In the end I can say that I have had a lot of troubles, a lot of worries and I had to spend so much time! If you would like to avoid this, stay far from Orchards of London.
What agent could do to change your mind?
This estate agent is not doing the job. Nothing is done in a professional way and they tend to always offer solutions that are not legal or quite borderline.
They never will be able to change my mind. The best thing they can do is to close and stop bringing such a bad reputation on estate agencies.
