Most of what you describe is the building fault/landlord not Agent!
Your paperwork? I reckon each student agreement is about 10-12 pages plus gaurantors etc If Westmanor have 1000 students thats a lot of paperwork? And frankly like "outraged emotionally distressed" and "disgusting" get a life! There are homeless people across the road! Babies starve in Africa!

West-manor as a company and the staff members are absolutely appalling besides the millstone place building manager .
This is a very long piece and I hope whoever reads this takes to time to read how they have mentally and emotionally broken me from the beginning of the academic year SEPTEMBER till this present date , thank you.


Before my second year of university was over I received and email to sign my documents for 2018/2019 . I finished university early as my course does not require any exams . Therefore , I was in London and BOOKED a coach ticket to come back to Leicester to HAND IN MY DOCUMENTS. I came to Leicester on the 28th of September to move in , however due to traffic on the motorway I had asked my house mate and my brother to go the office to collect my keys as the office was closing soon. Whilst on the phone to them an Asian colleague said I had not handing in all my documents therefore my keys can not be released .

SEPTEMBER :
I asked her to double check as I stated above I came all the way back to hand them in. She said she was missing some papers therefore I can not move in . After going back and forth with them , explaining I can't hand in the papers THEY LOST as I'm on the motorway , after my brother explaining my sister is not silly she wouldn't come all the way back to Leicester if she had not handed in all of her paperwork , one because she came back and two because she stayed with you guys last year and knows your procedure ,they did not budge . Spoke to a colleague ‘S' and told her , i have all my things with me where am I supposed to stay the night , she responded IT IS NOT MY CONCERN I WILL HAND THE PHONE BACK TO YOUR BROTHER" can you image the disgusting words she said , as a parent and staff member it is your duty to make sure your tenants are looked after or try to help them . She couldn't care less if I slept outside for the night . When I arrived to Leicester I had to call security to allow me into the building to drop my luggage , which westmanor tried to charge me almost £40 for the call out fee. I had to go back to London that night and returned on the Monday .

OCTOBER:
On October the 1st 2018 my brother went to hand in my paper work , however they REFUSED entry as I had to pay £20 for ‘damages' in the flat . By damages these were wear and tear that the accommodation should provide anyways such as painting the walls . I refused to pay it as my other flat mates had not paid it and they were disputing the charges and they were let into the flat . I explained that to the staff and they said I should put in my own dispute however it will go to the bottom of the emails and won't be responded to until 1-2 days . I said okay I'll like to get my key she said no I cannot get my key till I pay . At this point I was very upset and was having an emotional break down over the phone as you could image my frustration . My brother in the end paid the £20.00 as I could not speak to them anymore . I reported this Situation to the office manager who apologised for the way I was spoken to , however I did not receive anything or an apology from the staff members that spoke to me !

NOVEMBER:
Moving forward to November , I had left my bedroom around 9am , when my room door automatically locked . I called the office and explained what had happened and that I am not wearing appropriate clothing to come and collect a new fob, the lady I spoke to kept insisting that I come and get a new fob despite my clothing situation , after explaining no one is in the flat to come on my behalf , why should they anyways as THE STAFF gave me a FAULTY FOB she reluctantly came to the flat to help open my door. However when she arrived her MASTER FOB was not working and she did not seem bothered at all . She didn't offer any options of what we should do until she said a lady downstairs may be able to open it for me , luckily the lady was there as she was my first choice but wasn't there initially . She opened my room door for me . Since then I always have to take my keys out my room as I had no time to sort this out due to my hectic schedule of my final year .

DECEMBER:
I came to Leicester on Monday the 10th and at the point both universities had left for Christmas holidays therefore the flat was pretty much empty . I came into the flat and the electric was finished . I had 6 cards on me and went to top it up . HOWEVER ALL 6 CARDS WERE FAULTY . I contacted security and explained the situation as it was 10:30pm the flat is dark and freezing , they said they'll be on their way . At this point I'm running around knocking on doors asking for spare cards and as I said most people were gone and some didn't have any.
I had to sit in the reception area to charge my phone for about 50mins , I was made to wait 50mins for the security guy to come . He tried all my cards The OFFICE HAD GIVEN ME non of them worked and he also tried the ones he had non of them also worked .
I was made to sit in the reception area for another 20mins whilst he got more cards and finally one of them worked. At this point it was reaching midnight , I was worn out , emotionally distressed , very upset and couldn't take a shower as the boiler had been off for too long . The staff sent me an invoice asking for payment of £38.00 for having to call out the security , which I will NOT be paying


January:
As stated I am in my final year of university therefore I made time to go to the office on jan 18th to replace my room Fob as I was tired of carrying my keys around the flat in case the door locked . The lady in the office re done my FOB for me . Monday 21st 11:50pm I left my room to get milk , came back and my DOOR HAD LOCKED AGAIN. At this point I called the security to come at 00:01am, my phone had died and my boyfriend was dealing with situation where he was told it is not an emergency she can wait , baring in mind I had a 9am and I was in so much discomfort due to period pains . I was in the flat alone and it was not until a flat mate came in I asked for a charger . The WiFi in the flat was not working for some reason either so when my phone turned on I realised I had been waiting for over an hour now . I called security 22times and I believe that they were deliberately ignoring my calls at this point as the phone was ringing and they had my contact details and they were probably fed up by my boyfriend contacting them to come as soon as . Security came at 1:17am .


I am honestly outraged , disgusted and emotionally distressed , I am in my final year of university and you can imagine that alone is stressful . Once I got into my room I broke down into tears over the phone to boyfriend as this place has mentally and emotionally drained me . Constant issues are always occurring monthly as you can read above. It is the worst company in terms of staff and sadly students require a place stay therefore no matter what their exploitation of students will continue occurring . The staff are extremely unprofessional , very rude and belittling , inefficient and lack basic communication skills. As a company the manager needs to re train the staff and hire more security guards as all aspects of the business are failing and students have no choice but to live somewhere . You can imagine paying £120 weekly and receiving this kind of unprofessionalism .

All my documents were under my name. I provided them with details including letters from the bank, bank statements and even had a meeting with the bank to a point where they had to call West Manor themselves and explain that the money had come from my account and did not bounce! nI responded to every email and call but I was constantly getting shouted at over the phone (no customer service whatsoever) and they didn't want to listen. What agent could do to change your mind?
On august 2012 I moved into Athena Apartments (on Grange lane) a flat for students owned by Westmanor properties. Within the first week there were water failures and this meant the flush didn't function, sink water didn't work and we had to buy water from Tesco, etc. How horrible these few days were only the student's who lived here knows. As the people who live in the flat arrived they were people who always played loud music and trashed the kitchen. I kindly asked Westmanor properties for help (as the place was severely dirty/damaged) but they took no action other than just simply sending an email. The email however didn't work (as expected) and the tenants continued to live in their partying manor (playing loud music and trashing the place). I suffered throughout the whole year and it affected my University grades and I felt like Westmanor properties did little about it (in helping me during the academic year). After thoroughly cleaning the flat and fixing any damages. I noticed the flat was close to spotless. Westmanor properties however didn't return all my Deposit they deducted over ‚£50 including for areas where I don't live in such as the stair case and little black marks which are very unnoticeable. In general it felt like they were trying to scam the students with the deposit trying to reduce the amount of money paid back to student by adding unnecessary charges. I lived in Mansion court previously and they never scammed the students with the deposit. Why are Westmanor doing this???? Westmanor properties were being beyond greedy and were trying to squeeze out much money as possible from us vulnerable students. Me personally I am finished with Westmanor properties and will never return. Overall rating: 1/5
