'Letting agent of the year 2014' - obviously a lot has changed in the last 4 years...
Obviously more than happy to help you get into one of their properties, but that's about where the assistance ends.
We raised an issue with our boiler being faulty (losing pressure and failing to work), they sent someone out to top up the boiler, as I had done anyway, and deemed the job fine. It continued to fail, and took Heaton Property a while to address the problem and left us having to manually top up the boiler to ensure we had heating/hot water for a few winter weeks. A massive inconvenience, and it was clearly low down the priorities.
Furthermore, when we neared the end of our 12-month tenancy, we requested going on to a rolling contract as we had reserved a house and didn't have a clear moving out date but would be able to give at least a month's notice. Zeno said this wasn't possible as the landlord directed them to seek a 12-month tenancy, however when we contacted the landlord she said she'd not even had that discussion with him, which suggests he's happy to lie to maximise his profits than help a tenant who'd honoured their tenancy over the past year.
We were being told we had to sign up to a 12-month contract, and when we had a moving out date we could pay a further £250 to get out of the contract, but we'd still be liable for the rent until a new tenant was found. This just seems a massively unfair way to treat tenants.
Upon moving out (we didn't sign up for a mental buyout of your contract but still pay the rent situation) we were subject to ridiculous charges, one being a check-out fee which is not given a value in the tenancy agreement, so I assume they shuffle the monetary value they put on this according to how much they fancy taking from your deposit. We were also deducted money for 3.5 hours worth of cleaning which was essentially a water mark on a tap and not much else. They might need to look at a new cleaning company if they're this inefficient, but guess it's all right when they pass the cost off onto the tenant.
They also charged us to clean two mattresses despite us using waterproof mattress protectors throughout the duration of our tenancy, and even when one of our mattresses was proven to not have been professionally cleaned prior to us moving in. They did waive the fee for one mattress when we disputed this, but were still spoken to by Zeno in an unprofessional and belittling manner, and this wasn't for the first time in correspondence with him. A very different tone once you're tied into a contract with them.
We also raised a problem with skirting boards started to expand in the bathroom, however they didn't follow this up with an inspection despite us sending pictures to show the situation, showing a disinterest in maintaining the property itself.
Not a very nice letting company to deal with.
