We had a house rented from Ellis and co and they did everything possible to stop our deposit even if we gave back the property in a much better condition than when it was given to us .I wouldn't recommend this agency to tenants from East Europe unless they really want to lose their deposit or part of it and I wouldn't reckon the agent called Jo

On 18/09 I emailed the Landlord the Check Out report and asked him to confirm he was happy for us to release the deposit back to tenants. On 28/08 I emailed the Landlord again as hadn't heard back from him and emailed the Tenant to let her know.
My colleague subsequently spoke to the Landlord. The Landlord advised the property was not cleaned to professional standard and bathroom cabinets and a bike was left in the property which had to be removed and disposed of, all at a cost of £250. On 03/09 I emailed the Tenant explaining this. I also explained that according to our records there was 20 days outstanding rent owed from 20th July – 8th August of £1,035.62. She mentioned on the phone that she made payment of this on 09/08. I asked her to email a copy of the payment/transfer just to confirm so we can look into this from our end. On 04/09 the Tenant's husband Julien sent confirmation of payment. My colleague confirmed all rent has been paid and no other monies were owed. 06/09 as requested by the Landlord, I emailed him a copy of Inventory Report from when they moved in so he could compare this to the Check Out report. On 06/09 I emailed the Tenant explaining this and said I will update her when he gets back to me. That same day, (06/09) The Tenant called the office to confirm they will just pay the £250 to close this matter. She confirmed this in an email on 06/09. I then released the deposit excluding £250.
